The suburban malls with subsidized freeways from downtown killed downtown. Later, closing the streets to create an outdoor mall was a failed effort to compete with the subsidized suburban malls. Ripping out the pedestrian mall downtown and opening the streets downtown has done nothing to improve downtown in the last decade.

Its unfortunate that Eugene still hasn’t learned from its mistakes. The City of Santa Monica had a similar experience vacating 3rd street and killing most of the existing business. However, in the late ’80’s, Private / public investment and a substantially updated street scape created a resurgence in the former mall. (The weather doesn’t hurt either.)

I grew up in Eugene in the 70’s and enjoyed my saturday matinee’s at the McDonald and Fox theaters (anybody remember Capt. Shipwreck?) and sunday family dinners at Seymours. Woolworths and JC Penneys were stops on my walk from Lincoln Elementary to home after school. Construction of the downtown mall coinciding with the new Valley River Mall, however, left many downtown businesses near failure.

I wish the best for Beam. I hope their investment coincides with others. It will require the synergy of a number of projects, tenants and uses to draw suburban eugene back to downtown.

Restoration of the wood windows in this building would be an exciting and vital part of the historical integrity of the structure. Let’s hope this will come to fruition!

Good luck on this project. Downtown Eugene is a vacant wasteland. It is an embarrassment that Oregon’s second city has such a basket case for the central city. It serves as a poor example of the mismanagement by City leaders.
