There is a lot parking on that same city block that could be improved by the construction of a new building. Cities like Philly are going to have more LEED buildings than Portland because they are doing more historic rehabilitations. This new LEED building will stand on the corner of sprawl. The new Blanchet House design will hide the line for food, maybe those like myself who live in the core need to remember that there is such a line, that line is an effective tool to create progressive Portland homeless and affordable housing policy. The old building which operated as a bar should be transformed using the existing facade just as Blanchet house transforms the lives of those that work and live in the current Blanchet building. Dirty Duck may not be an architectural gem but this will create case law that will endanger historic structures across the city of Portland.

LEED promotes higher density over sprawl and rewards improved energy efficiency. For these reasons a replacement structure on this site is a better use of property.

Can someone please explain why tearing down an existing structure would qualify anything built as a replacement to be LEED?
