Please do not be fooled by Little Lindsey. She has an ax to grind. She has been on a mission to discredit the Sadeghis ever since she was terminated by the Sadeghis. Lindsey is part of a minority in Sam Clemente that will not accept what the majority of the citizens want. This project has been voted on in the general election, passed planning commission 5-1 and council vote 3-2. Now on 3.8.11, we get to vote again at a cost of over $200k because the tail is wagging the dog. Lab project is part of the bigger picture to revitalize our North Beach area. It is a city project started by the city based on our downtown vision document from 2005 and in partnership with Sadeghi’s LAB Holdings. The Sadeghis have done everything the city has requested of them in this 5 year process. The Naysayers in our town won’t know a great project if it landed on a silver platter. Our city could have had the Nixon Library but instead we go a sewer plant and a U-haul with an ocean view. Our citizen groups have organized to see this project through and Make San Clemente a better place to live for us all.

The Sadeghi’s are pulling the same kind of scam in my town in Southern California in San Clemente. The numbers just don’t add up and yet he still manages to brain wash folks with his fairtales.

“(But) at the end of the day, for this project to go forward you’re going to need tenants in hand because there is no more building on speculation.” I wonder if that was meant to be facetious?

“I expect to create 1,000 jobs here and that’s not being rosy,” Sadeghi said. “I’ve asked all the tenants at all of our projects how many people they employ and figured out how many this would create per square foot.” Oh please! How about that for speculation?

“Sadeghi said he had letters from Wells Fargo and U.S. Bank expressing interest in financing the project. He added that restaurateur Michael Mina Group of San Francisco and sustainable furniture manufacturer HD Buttercup of Los Angeles have expressed interest in possibly establishing locations at Centennial Mills.”

I sure would like to see these “letters” from the two banks. And just what is a possibility in establishing locations?

How do these numbers work out? PDC says the project is estimated at $8.6 mil, but $13 mil is reserved. And out of the $13 mil – $5 mil is for the bridge and $3 mil for the stables. $13 mil – $8 mil is $5 mil left for the project. So there is a shortfall of about $3.6 mil?

PDC “acquired” this land in 2000. Yet in 2010 – this pipe dream is all that exists. I wonder how much additional money has been spent on consulting, PDC employees time, loss of property tax revenue, etc.

As it sits – it is another great scam and boondoggle. A pipe dream fueled by property tax payers.
