The cost of land is higher in the urban core vs. the ‘burbs. The reality is rent in the suburbs is 50-70% LOWER than rent in urban core. This is the disconnect our elected officials have in dictating what the “market” is. Dense urban development will not pencil until rents rise in suburban areas to be comparable to urban core rents.
