A nine-building office and flexible business campus in has been sold to a California-based real estate investment firm.

AmberGlen Business Center comprises 578,808 square feet in three class-A midrise office buildings and six single-story flex structures. The buyer, PCCP LLC of Los Angeles, represented itself. The firm is partnering with Talon Private Capital as joint venture operating partner.

The seller, Principal Real Estate Investors, part of Principal Global Investors of Des Moines, Iowa, was represented by Newmark Knight Frank. The purchase price was not disclosed.

“Buyers are very thoughtful when selecting suburban office investments,” Newmark Knight Frank Vice Chairman Nick Kucha stated in a news release. “AmberGlen Business Center offers the scale, quality and exceptional location that generated significant interest from a number of qualified parties.”

The office portfolio is located near the Nike campus and the Intel campus in the Sunset Corridor southwest of Portland.

In addition to Kucha, Managing Director James Childress, Director Jeff Hodson and Senior Financial Analyst James Ikeguchi served as advisers.

An Arizona firm has proposed to build a mixed-use project with 276 residential units and 2,200 square feet of retail space, in ‘s area.

The , based in Scottsdale, Arizona, envisions a four-story wood frame with surface and tuck- under parking. The building would include a rooftop deck, fitness center and other amenities.

The project’s land use has been approved, and plans are going through the permitting process. The project has not yet broken ground.

A Wolff spokeswoman said the firm is not ready to discuss the project.

Hillsboro began planning for the AmberGlen area in 2011. The Wolff project fits the larger vision for the area, said Patrick Preston, public affairs manager for the city of Hillsboro.

“The Wolff group project helps realize the AmberGlen community plan for a vibrant, higher density urban regional center that provides local employees with a great option for housing in an active, mixed-use environment,” Preston said.

AmberGlen encompasses more than 600 acres at the southern edge of the Tanasbourne Town Center area.

The Wolff Co. is active in Washington and California, but the AmberGlen project would be the company’s first foray into in Oregon. Wolff previously acquired Broadway Place, a 170-unit in downtown Eugene. The Eugene property consists of eight mid-rise buildings with 13,800 square feet of street-level commercial space and a below-ground parking structure.
