Construction is under way on Modera Woodstock, a mixed-use apartment community at 4804 S.E. Woodstock Blvd. in Portland. The project is being developed by Mill Creek Residential Trust LLC, a developer, owner-operator and investment manager specializing in rental housing.

The project will pursue LEED Gold certification and features 194 homes and 6,500 square feet of ground-floor retail space. The development includes studio, one-, two- and four-bedroom homes, including five affordable apartment homes. Apartment interiors will include nine-foot ceilings, wood plank-style flooring, stainless steel appliances, pull-down faucets, quartz countertops, electric ranges, soft-close cabinets, in-home washers and dryers, walk-in closets, a key fob system and private patios or balconies. Residents also will have access to digital package lockers, a bike repair station, bike storage and additional storage.

Community amenities include a resident clubhouse, landscaped courtyard, rooftop deck with grilling area and fire pit, game room, mini theater room with video gaming capabilities, coffee bar, pet spa and a club-quality 24-hour fitness studio. The development also will feature controlled-access garage parking with EV-charging stations.

Modera Woodstock is surrounded by several recreational areas, including Westmoreland Park, Woodstock Park and Eastmoreland Golf Course.

Construction is set to wrap up in summer 2024.

Based in Boca Raton, Florida, Mill Creek Residential has 125 communities representing more 34,200 rental homes across the United States.

Mill Creek Residential has announced that construction is underway on Modera Raleigh Hills, a 270-apartment home complex in Beaverton.

The five-story building will be at 4822 S.W. Western Ave. within close proximity of Highway 217 and Beaverton’s downtown area.

Modera Raleigh Hills will include a mix of studio, one- and two-bedroom homes averaging 806 square feet each. The larger floor plans are to accommodate the work-from-home boom, according to the press release.

“Modera Raleigh Hills will offer amenities typically found in suburban communities,” said Sam Rodriguez, senior managing director of development in Portland for Mill Creek Residential, in the release, “such as larger home sizes, ample parking and best-in-class amenity spaces. The proximity to downtown Beaverton and the MAX light rail lines will provide added conveniences for our residents.”

Amenities will include a swimming pool and spa, a fitness center, private and shared co-working spaces, clubroom with demonstration kitchen, barbecue grills, rooftop patio, courtyard and pet wash. Residents will also have access to a media room, package lockers, bike storage and EV-charging stations.

It marks the eighth ground-up development for Mill Creek in the Portland Metropolitan area. Others include Modera Akoya, Modera Belmont, Modera Buckman, Modera Morrison and Modera Pearl.
