Now that five land use applications have the Beaverton Planning Commission‘s approval, a proposed 461-unit planned unit development (PUD) is poised to move forward in the South Cooper Mountain area.

One application for “” was for a zoning map amendment to apply design regulations and city residential zoning of the South Cooper Mountain Community Plan to the new PUD. Currently, the property is zoned for exclusive farm use.

A second application was for a conditional use permit.

The third application was for a large-lot subdivision to create 15 parcels and facilitate project phasing. The fourth was for a small-lot subdivision to create 282 tax lots and nine tracts.

Finally, a tree plan application will allow removal of significant and community trees.

Fifteen separate phases of development are planned over the coming years.

Preliminary site planning and design is being performed by the Pioneer Design Group of Portland for developer Metropolitan Land Group. The formal property owner is TriCounty Investments LLC of Beaverton.

The project site is located south of Southwest Horse Tail Lane, generally west of Southwest 175th Avenue and north of the future Barrows Road extension. It covers 62.92 acres.

The developer is proposing 224 single-family detached lots, 57 single-family attached lots, a lot for a 180-unit multifamily development and two lots intended to accommodate an elementary school and a potential park. The nine additional tracts will be dedicated to stormwater management, natural resource preservation, trails and open space access.

The South Cooper Mountain Community Plan is part of the Beaverton Comprehensive Plan and was adopted by the Beaverton City Council in December 2014. The plan is intended to guide future development of the area: 544 acres of rural land that was brought inside the urban growth boundary in 2011.

Because of the land’s rural nature, a host of infrastructure projects and improvements will be required. This includes introduction of water service. A 245-lot residential development in the works nearby, Scholls Valley Heights, received approval earlier this year along with a city promise to extend water service to that area. This will make feasible the extension of existing water lines to the new Fox Hollow development.

The first phase of development of the PUD will be rather modest. Plans call for construction of 19 detached single-family homes along portions of Southwest Monashee Lane, a portion of Strobel Road, and a portion of Barrows Road.

Meanwhile, another PUD, dubbed “,” will receive a hearing before the Beaverton Planning Commission on Oct. 24. The proposal is for construction of 297 residential units on an equal number of lots. As with the other Cooper Mountain subdivisions, the Metropolitan Land Group has submitted applications for a zoning map amendment, a conditional use permit, two preliminary subdivisions and a tree plan. Construction of this development also would take place in phases.

Operators of one of the Portland-metro area’s top amusement attractions are looking to offer even more fun.

A is in the works for the Family Fun Center, which has been operating on a 5.92-acre site, near Interstate 5 in Wilsonville, since December 1994. In addition, existing buildings’ interiors will be remodeled, and Bullwinkle’s Restaurant will shrink by nearly 1,800 square feet to accommodate the addition of a 16-lane bowling alley. Plus, outdoor batting cages will be removed to add parking.

Also, a major redesign of the main façade will produce a new plaza-style entryway.

Paradigm Design of Grand Rapids, Michigan, is the architectural firm leading design. Portland-based Pioneer Design Group assisted with land use planning.

Wilsonville’s Development Review Board approved the project at a hearing on Aug. 13. According to an Aug. 6 city staff report presented at the hearing, the facility’s new look will be a far cry from the old. Materials proposed for use include “insulated metal cladding (vertical and horizontal orientation) at the addition with accents of cultured stone veneer, flush metal panel, wood timber and kinetic wall (wind driven movement) panels.”

Public interest have shifted, and the facility has run out of space in its buildings, General Manager Darren Harmon told the Development Review Board. Currently, the Family Fun Center’s outdoor attractions include a go-kart track, a miniature golf course, batting cages, bumper boats, a ropes course and a zip line. Indoors, the facility offers an arcade, laser tag, a soft play area and a restaurant.

The zip line, the most recent addition to the Family Fun Center, was introduced in 2012. Around that time, property owner Wilsonville Land Partnership applied for a modification of the site’s master plan to allow for expansion and renovation over the next three to seven years.
