Alaska Airlines is expanding its with a new 125,000-square-foot hangar facility at that will allow maintenance technicians to work on up to three narrowbody aircraft or two widebody aircraft at a time.

On June 16, Alaska Airlines broke ground on the building, which will be adjacent to the airline’s Horizon Air Ops Center & . It will be on -owned land, at 7646 N.E. Airtrans Way.

According to city of Portland records, the estimated project cost is approximately $135-150 million. The facility will add about 125,000 square feet of indoor aircraft maintenance space for Alaska Airlines and Hawaiian Airlines’ fleets and 60,000 square feet of space for offices, engine, machine and sheet metal shops and support areas.

According to the city of Portland, once built, the facility is projected to create at least 100 new living-wage jobs for maintenance workers, engineers and service professionals.

“The new hangar embodies our strong partnership with Alaska, and our mutual commitment to making our region a place where everyone can thrive,” Port of Portland’s chief aviation officer, Dan Pippenger, stated in a press release. “It’s a smart investment in our local talent that’s sure to boost our region’s economy and strengthen our future.”

The project team includes architect of Anchorage, Alaska; civil engineer DOWL of Bellevue, Washington; structural engineer Schneider Structural Engineers, headquartered in Tucson, Arizona; MEP/fire protection Coffman Engineers of Anchorage; and general contractor Swinerton Builders of Concord, California.

The facility will be . It will also feature EV charging stations, water conservation features and sustainable building materials. Other design details have not been shared.

Construction is expected to be complete in the second quarter of 2028.

A hotel near Portland International Airport is being converted into two in one building. Construction began in June and is expected to finish next year.

The 200-room former Shilo Inn Airport hotel, currently being operated as Sojourn Suites, at 11707 N.E. Airport Way in Portland, will become two distinct hotels: Hyatt House and Mindaro by JdV (a Hyatt brand).

The project is being developed by property owner Vesta Hospitality of Vancouver, Washington. Vesta Hospitality acquired the property in June 2024 from a lender, Shilo Loan Owner LLC, which took ownership in 2023, according to Multnomah County property records.

The Hyatt extended stay hotel will have 112 rooms with apartment-style layouts including a kitchen suite, living area and full closet. The Mindaro will have 90 rooms in a boutique lifestyle setting that pairs upscale amenities with a Pacific Northwest-inspired design, Linh DePledge, Vesta Hospitality vice president of brand and communications, stated in an email.

The project team also includes Skidmore AI (exterior design and architecture) of Seattle; Plante’s (interior design and some construction) of Austin, Texas; Swenson Say Fagét (structural engineering) of Seattle; AWA Electrical Consultants (electrical engineering) of Lynnwood, Washington; Bogard Pascua Engineers (HVAC and plumbing engineering) of Bothell, Washington; and Robertson & Olson Construction (general contractor) of Camas, Washington.

A $9.9 million building permit is under review for the remodel.

The full transformation involves redesigning guest rooms and public spaces, introducing new food-and-beverage concepts, elevating amenities, and enhancing the arrival experience and exterior expression, according to Vesta Hospitality. The aesthetic will reflect a modern Columbia River Corridor sensibility and align with Hyatt brand standards and Vesta’s elevated service model, Vesta Hospitality CEO and Chairman Rick Takach stated in an email.

While Vesta Hospitality could not disclose the total project cost at this time, Takach said the project is a substantial investment in the airport market.

“We feel good making that investment because how the upscale market at the airport is producing,” Takach said.

Vesta Hospitality is also developing Jawfish Restaurant, a stand-alone eatery that will connect to the hotels via a fully enclosed corridor. The menu will blend inventive cooking with elevated comfort food, DePledge stated. Inside Jawfish, a separate room with 28 seats will offer Le Petite Chef – an immersive dinner show experience.

“In that area we’re in, there’s not much food and beverage being offered,” Takach said. “We think it’ll kind of hit the mark for the whole area.”

Vesta Hospitality has worked with Mark Mathias and Ali Novinger, who closed Beaches Restaurant & Bar in Vancouver last year, on the project’s food and beverage aspects.

Jawfish is expected to open in November. Both the Hyatt House and the Mindaro are set to open next year.

A massive spanning 9 acres now crowns Portland International Airport, the result of groundbreaking construction techniques that allowed the busy transportation hub to remain fully operational throughout its major renovation.

The Hoffman-Skanska joint venture and its teams completed the installation using an unprecedented strategy that prevented disruption to the 50,000 daily passengers while meeting the Port of Portland’s stringent seismic resiliency requirements.

Serving millions of travelers each year, PDX could not afford the widespread closures that on-site roof construction would have required. To solve this challenge, construction teams built the entire roof structure off-site in 20 massive sections called “cassettes,” each containing approximately 120 individual components including skylights, insulation and mechanical systems. The largest cassette measured 220 feet by 110 feet. The construction required a 20-acre staging area near the airport’s fire department headquarters, featuring a reinforced concrete pad engineered to support the weight of the roof modules during assembly.

In a first-of-its-kind sustainability initiative for a project of this scale, all timber was sourced from 13 sustainably managed forests in Oregon and Washington. The project team established a comprehensive tracking system to ensure wood could be traced from “forest to frame.”

Timberlab was instrumental in advancing wood innovation at PDX, supporting the development of the signature 400,000-squaer-foot roof. Timberlab and Hoffman-Skanska selected local firms such as Zip-O and Freres Lumber to fabricate key structural components.

Special consideration was given to , with the roof and curtain wall system designed to move up to 24 inches in any direction during an earthquake. This movement is made possible by seismic base isolation bearings that support the roof structure.

In another innovative move, workers repurposed a connector between concourses that was slated for demolition, transforming it into a pedestrian bridge bypass. This creative reuse prevented 3.4 million pounds of material from entering landfills.

The project is certified.

Minority- and women-owned businesses’ participation on the overall project ranged between 22 percent and 25 percent.

Subcontractor Western Partitions played a key role on the project. Its scope – totaling $19.5 million and involving 400,000 square feet of space – included exterior and interior metal framed walls, interior soffits and ceilings, insulation, drywall, taping, stadium seating framing, and mass plywood panels atop the concessions spaces and airline offices. The company spent approximately 20 percent of its contract on partnerships with MWESB subcontractors and suppliers.

Founded more than 75 years ago, has made a concerted effort to effect positive change in its communities and beyond. With origins in Oregon, ZGF has expanded to seven offices across North America while maintaining its Pacific Northwest environmental ethos. The firm’s approach earned it the American Institute of Architects’ Architectural Firm Award for its “high standards, humanistic concerns, and unique ability to capture the spirit of a place and the aspirations of its inhabitants.”

ZGF designed the main terminal expansion at , setting new standards for sustainability and passenger experience in aviation. The expansion features an innovative nine-acre roof – making the first major U.S. airport to utilize this sustainable material on such a scale. The locally sourced timber comes from within a 300-mile radius of the airport, including small landowners, tribal lands and community forests practicing sustainable forestry.

ZGF continues expanding its mass timber expertise to other regions, including the Boulder Western City Campus – Colorado’s first commercial building using locally-grown fiber for structural CLT.

In the past five years, ZGF has donated nearly 10,000 hours of professional services with the goal of leveraging the design of the built environment to strengthen communities and work toward resolution of chronic societal problems.

PORTLAND, Ore. (AP) — The new Concourse B at was debuted Wednesday morning, as the first flights departed from the terminal.

KOIN reports the first flight out of the expanded concourse — which has 10 new gates for and Horizon Air — took off around 6 a.m.

The original version of Concourse B had just two gates. The terminal now has plenty of room for visitors to get views of arriving and departing flights, with are 8,900-square feet of south-facing windows. There are also 500 seats and more than 300 places in the gate areas to plug and charge mobile devices.

The expanded terminal wing is the latest upgrade in an ongoing $2 billion series of renovation projects collectively titled NEXT. Its contractor is the Hoffman- Joint Venture.

The multi-billion dollar upgrade, announced in 2019, will change the look of the airport.

When the new terminal is completed in 2025, the says travelers will be greeted with a park-like environment filled with live trees, ferns and light streaming in from the glass exterior walls and the skylights overhead.

The main terminal at Portland International Airport is a part of the project as well and is expected to be completed in Spring 2025.

The Pacific Northwest airport averaged nearly 20,000,000 passengers every year before the pandemic. That number has fallen to about 15,000,000 currently. But the Port of Portland expects passenger counts to grow to more than 35,000,000 by the year 2045.

A lot of work is under way at , including construction of a new main terminal, a new office building for Port of Portland officials and a new parking garage and rental car complex.

One recent endeavor involved the 700-foot-long concourse connector, a post-security hallway that formerly allowed airport visitors to move between the north and south wings. The structure needed to be removed in order to accommodate future construction.

“Rather than simply demolish the building, we decided to split it in half and reuse it,” Kama Simonds, the Port of Portland’s media relations manager, stated in a news release.

One half of the concourse connector was moved to the south side of the airport during the week of March 15-19, and then the other half was moved to the north side the following week.

Each half of the concourse connector weighs around 9,000 tons. Both were moved by five self-propelled modular transporters synchronized to a single remote control. A single operator walked next to each connector as it crawled across the tarmac to its new home. Additional spotters were on hand to avoid any potential collisions.

“Each half of the building becomes a bypass to help people move safely around the construction area at the airport’s core,” Simonds stated. “The bypasses will be in place for several years to help travelers easily get to their gates while the construction continues behind insulated walls.”

Also taking place at the airport these days is underground utility work for the new main terminal. Meanwhile, crews are preparing for the closure of the Clocktower Plaza that holds pre-security shops and restaurants. That closure will allow installation of enormous Y-shaped columns to support the new roof.

The main terminal will expand 150 feet beyond its western border. The roof, with a distinctive wooden ceiling made of locally sourced timber, will be installed beginning in 2022.

Elsewhere at PDX, crews are continuing to expand and upgrade Concourse B, which will serve . That work is on track to finish later this year.

In addition, the new ground hub is scheduled to open in November.

It will take three nights to move each of about 20 massive roof modules into place as part of the Portland International Airport‘s $1.5 billion main terminal project.

A self-propelled modular transporter able to haul submarines and bridge spans will move the roof modules from a 20-acre concrete slab to the lay-down position at the jobsite. Moving each module into place will take one night.

“Remember the old NASA when they roll the rockets out? It kind of looks like that,” said Brad Harrison, senior manager of construction services for the .

On the second night, the columns will be raised and placed on the first part of large Y-columns and sliding towers. They’ll reach their final positions on the third night.

Erection of the roof is only one part of the $2 billion package of airport projects known as Next. The main terminal renovation, led by a joint venture of Co. and USA, is the largest individual project. It involves unusual construction methods and techniques seen only in some of the largest projects in the U.S.

The projects are intended to modernize the airport. PDX is the nation’s 30th-busiest airport, with about 9.8 million passenger trips per year. the best U.S. airport for six consecutive years before it narrowly ceded the top spot in this year’s ranking to Indianapolis.

The main terminal project is in an enabling phase. Retail tenants and airlines are being moved to make way for construction.

The roof alone will have 1,000 tons of steel. The structure also will have 2.5 million board feet of timber. At its peak, 660 craft workers will be employed on the project.

Erection of the roof modules and Y-columns will begin in 2022. The main terminal project is expected to be completed in 2025. All of the work must be done while allowing the airport to continue normal operations.

ZGF Architects designed the main terminal project. Sharron van der Meulen, a ZGF partner, stated in a news release that the design is “inspired by the forests of the Pacific Northwest.”

Wood is the major material used on the roof’s interior. It’s being sourced by Swinerton for the Hoffman Skanska joint venture. The glulam beams are being manufactured by Zip-O-Laminators of Eugene in swooping, curved single pieces, the longest of which are 80 feet. Calvert Co. of Vancouver, Washington, is manufacturing flat beams.

The long beams simplify the structure, both from a construction and aesthetic perspective, said Katrina Day, the Hoffman Skanska project manager for the main terminal roof.

“It really simplifies the design and aesthetics as far as not having additional spliced components at the halfway point,” she said.

Freres Lumber Co., based in Lyons, is supplying the 2-inch mass-plywood panels that serve as the roof diaphragm.

The project leadership, including the client and architects, “prescribed a very specific sourcing story for the wood,” Day said. Wood materials are being sourced regionally, with specific segregation and sorting. All of the wood in the project comes from the Pacific Northwest, Day said.

Choosing sustainable, regionally sourced materials was important to the project, Harrison said.

“When you think of Oregon, you think of the Northwest, you think of wood,” he said.

Regional sourcing extends to the steel. EVRAZ steel mill in North Portland is rolling the steel, and Greenberry Industrial in Vancouver, Washington, is manufacturing the steel girders that will hold the mass-timber pieces.

The new roof is being constructed over the existing one, and the old roof will be demolished in phases as the new roof is built and waterproofed.

Seismic concerns are among the project’s driving motivations. The roof is designed to travel 24 inches in any direction during an earthquake, Day said, reducing the chances of structural failure.

KPFF is the engineering firm for the project, and HNTB is providing civil infrastructure support. Mammoet USA North Inc. is the transport company that performs the jacking, transport and sliding of major roof components.

Upgrades totaling more than $2 billion are taking place at Portland International Airport, and work on the largest single project is ramping up.

The $1.5 billion effort to transform the main terminal is one of several ongoing and planned projects at to provide flexible, state-of-the-art facilities. Together, the projects are known as .

“It’s really designed to take us out into the future,” said Vince Granato, chief projects officer with the Port of Portland.

On Thursday, the Daily Journal of Commerce hosted a Builder Breakfast virtual panel discussion during which executives from Portland’s , national giant and the Port of Portland talked about upcoming work at the airport.

Led by a joint venture of Hoffman and , the main terminal project will involve installation of a nearly 8.5-acre roof designed to withstand a strong earthquake.

Bids for the roof structure and related work are due Tuesday. That will be followed by the mechanical, electrical and demolition packages, for which documents are likely to be issued in November; bids will be due in December, said Joe Schneider, senior vice president in Skanska’s Portland office.

“There are opportunities there for sub-tier participation,” he said.

Next summer, contracts related to interior finish work will go out to bid, Schneider said.

PDX Next will deliver its first major project Wednesday, when the $215 million Concourse E extension, headed up by Skanska, is scheduled to open.

The main terminal, a stitched-together structure comprising six separate buildings that were constructed at different times under different codes, hasn’t been updated in more than 20 years, Granato said. The existing structure is seismically vulnerable, he added.

“That building would not survive” a 9.5-magnitude Cascadia subduction zone earthquake, he said.

Architects‘ design for the new main terminal building focuses on extensive use of wood to “keep the warmth and feel of the airport,” Granato said.

The Port of Portland held focus groups to help guide development of the PDX Next projects. Participants said they valued the existing airport, which is regularly ranked among the best in the United States.

“They basically said don’t screw it up,” Granato said. “We want to retain the soul of the airport, but we know it needs to change.”

The main terminal will be expanded 150 feet to the west from where it is today. That will provide more room for passenger security and health screening as well as flexibility for unknown future needs, Granato said.

The joint venture partners are working in integrated teams rather than parceling out some work for Skanska and some work for Hoffman.

“Creating a joint venture team that could tackle this, and could handle and bring the experience that was relevant to not only (the) local airport but national airports, I thought was really something that was important,” said Dave Garske, vice president of Hoffman Construction.

Other PDX Next projects include the Concourse B redevelopment, slated for delivery in summer 2021 by the Hoffman-Skanska joint venture, and the parking garage addition and rental car consolidation project, a $282 million build-out led by Construction that is scheduled for completion in fall 2021.

The PDX team is leveraging Skanska’s work at New York’s LaGuardia Airport for peer review as well as technical and logistical help, Schneider said.

Work at the airport has encountered a number of complications. Craft workers are now parking remotely and taking buses to the project site – an arrangement that creates challenges for social distancing. As a result, buses are running at a lower capacity. Schneider said he’s in discussions with port officials whether workers may be able to use a parking garage.

“That’s our current challenge,” Schneider said. “On this project, we haven’t had any delays, which is fortunate, but just a lot of creative thinking and a can-do attitude.”

The panel discussion was moderated by Paige Spratt, a Schwabe, Williamson & Wyatt shareholder who focuses on construction and real estate law.

With the additions of six airline gates and seven restaurants, the expansion of ‘s Concourse E is a big deal for travelers.

The 830-foot-long expansion, designed by and Denver-based Fentress Architects, is one project of many large ones within the Port of Portland’s huge PDX Next initiative. Others that will take place over the next several years include: remodels of concourses A and B, construction of larger security checkpoints, refurbishment of ticketing and baggage drop spaces, and the addition of rental car space. Work is expected to continue through at least 2024.

The $215 million Concourse E project is about five months from completion; it’s expected open in June. USA Building, the project’s general contractor, also is working with as a joint venture on the upcoming overhaul of the main terminal and security checkpoints, among other improvements.

The concourse expansion is taller than the existing section and has a lot more windows that will let in a lot of natural light. Three types of glazing with different opacity are being used.

In addition, the south side will feature a curtain wall system to maximize natural light and minimize heat gain inside. This feature and others are contributing to pursuit of a Leadership in Energy and Environmental Design gold rating.

Right now, a host of craft workers are working on both the interior and exterior of the concourse extension. Carpenters, plasterers and laborers with Performance Contracting Inc. are framing the interior walls, ceilings and soffits, and also applying fireproofing. Meanwhile, plasterers and laborers with Professional Lath and Plaster are applying acoustic dampening material to the same walls prior to painting.

Electricians from Oregon Electric Group and O’Neill Electric are also busy with interior work, while flooring specialist Top End Terrazzo of Los Angeles is installing terrazzo tile.

Another package of work is being put out to bid for the ‘s Concourse B redevelopment project at .

The project will include demolition of the existing Concourse A, renovation of the existing Concourse B (including an 18,000-square-foot addition) and reconfiguration of ground loading operations with six aircraft parking positions and enhanced overnight parking. Also, Gate B4 will be recommissioned and passenger concessions and amenities will be improved. This is a $100 million portion of the $1.3 billion Next renovation plan expected to continue for at least five more years.

A joint venture of and Building is serving as the construction manager/general contractor (CM/GC) for the project, which was designed by Architects. Bid package No. 2 is for demolition, masonry, metal fabrication, architectural woodwork, architectural sheet metal, doors and frames and hardware, coiling doors and grilles, aluminum-framed entrances and storefronts, ceramic tile, painting, signage, toilet compartments, toilet and bath accessories and fire protection specialties, roller window shades, fire suppression, plumbing, HVAC and electrical.

A nonmandatory, but strongly encouraged, pre-bid meeting is set for 1 p.m. on April 3, at the Hoffman LLC office in the former Delta Cargo building at 7000 N.E. Airport Way. Attendees are asked to first meet at the T-CORE Conference Room on the main terminal’s mezzanine level.
