An updated proposal for the Town Center North mixed-use project at Reed’s Crossing has gained the Hillsboro Planning Commission‘s approval.

There will be 301 apartments between the Town Center North apartments and the adjacent row house site, 14 live/work units, and 9,000 square feet of retail space and indoor and outdoor common space. Amenities will include an outdoor pool and spa, a clubroom with a full catering kitchen, a fitness center and yoga studio, coworking space, a dog run, a community garden, and a public plaza.

Holland Partner Group is partnering with North America Sekisui House LLC to develop the project. LRS Architects is the designer, and Holland Construction is the general contractor.

The site is located north of Southeast Blanton Street, south of Southeast Circuit Drive, east of Southeast 72nd Avenue, and west of Southeast Reed Drive. Both the site plan and the building design were revised to provide more usable open space.

The changes include: providing sliding or folding full-glass doors between the pool area and the clubroom, providing three overhead doors and a raised deck at the site’s southwest corner to create a seating area along the street front, enlarging patios for the live-work units along the Blanton Street frontage, shifting the east-west pedestrian path through the site to the south, creating a community garden space in the island, and redesigning the large plaza at the corner of Reed Drive and Blanton Street to incorporate permanent seating separate from the cafe. Also, the pool area will now have interior exercise and flex space.

The community garden will have six raised beds and benches, Brian Cho, senior manager of development at Holland Partner Group, stated during the hearing before the Planning Commission earlier this month. The garden will be accessible and have ornamental fencing.

The proposal’s target is a National Green Building Standard gold rating. It’s about 10 percent above state code, Hillsboro urban design planner David McIInay said, adding that Oregon’s code is among the highest for energy use. The scheduling process for this standard is friendly for development, according to McIlnay. The standard has been fully vetted by staff.

The coworking area will have pods for people to take calls, work, or chat with friends. Colored concrete banding will better define the plaza, Cho added. There will be a vertical separation near the coworking area.

Reed’s Crossing is the largest master-planned community by density in the Portland-metro area, at 463 acres, according to its website. Residents will have access to shopping, dining, recreation and more within the community.

Construction of Town Center North is set to begin this fall. It’s expected to finish within two years.

Judges for the 59th annual ��have named Reed’s Crossing by Newland a Grand Award winner in its annual competition, which honors architectural design and planning excellence and draws entries from throughout the United States and internationally.

Reed’s Crossing earned honors for its mixed-use master-planned community in Hillsboro, Oregon, which won Best Community Land Plan and was a top-five finalist for Masterplan Community of the Year.

Located in South Hillsboro, Reed’s Crossing is the largest mixed-use, master-planned community, by density, in Oregon. Once completed, it will consist of about 3,300 new homes from an array of local, regional and national homebuilders. The community includes housing options for all life stages, a number of proposed elementary and middle schools, an integrated health and fitness center, shopping, dining and 36 acres of open space interconnected by miles of walking and biking paths.

The Daily Journal of Commerce held a Builder Breakfast event on Thursday morning at the Sentinel Hotel in downtown Portland. The presentation focused on south Hillsboro and Reed’s Crossing – a 463-acre master-planned community that will include large-scale residential and commercial development as well as parks, schools and infrastructure.

Over the course of the next 15 to 20 years, Reed’s Crossing will hold an estimated 20,000 people living in about 4,000 residences ranging from detached single-family housing to townhouses and apartments. Commercial development will encompass about 36 acres of the area, with 100 thousand square feet of planned retail space and 100 thousand additional square feet of office and medical space.

The area will also include an elementary school with capacity for 600 students; construction is anticipated to begin in 2021. Other sites within Reed’s Crossing could become home to additional elementary and middle schools. Over 50 acres of planned open space will include a greenway, two neighborhood parks, and miles of pedestrian walkways and bike paths.

Three panelists – David Brentlinger of Newland Communities, Dan Dias of the city of Hillsboro and Frank Angelo of Angelo Planning Group – spoke about the development and opportunities available at Reed’s Crossing. The discussion’s moderator was Stephanie Holmberg, leader of the real estate and construction group at Schwabe, Williamson & Wyatt.

Holland Partner Group of Vancouver, Washington, has broken ground on 324 apartments at Reed’s Crossing, the massive mixed-use development getting under way in south Hillsboro.

The multifamily portion consists of 14 garden-style buildings. The units will have from one to four bedrooms each. Also planned is a clubhouse with amenities including a pool, a lounge, and indoor and outdoor kitchens.

The development will provide “diverse housing options” to address the city’s housing shortage, Brenner Daniels, Holland’s managing director in Oregon and Southwest Washington, stated in a news release.

Newland Communities is the master developer of the 463-acre area in Hillsboro. In December,��Lennar Corp., based in Miami, and��Stone Bridge Homes NW��of Lake Oswego were announced as the first homebuilders for Reed’s Crossing. Plans for the first phase call for 300 single-family homes.

Reed’s Crossing is expected to eventually include 3,000 housing units ranging from small apartments and condominiums to large single-family homes.

The development will also have a town center with a mix of commercial and residential uses, at least three schools and a 23-acre greenway corridor with wetlands and trails.

Newland Communities, the developer behind the sprawling Reed’s Crossing development in south Hillsboro, has chosen two homebuilders to begin construction there.

Homebuilding giant Lennar Corp., based in Miami, and Stone Bridge Homes NW of Lake Oswego have been selected to begin building homes.

Lennar and Stone Bridge are expected to begin building homes starting in December. Seven model homes from the two builders will be going up first, said David Brentlinger, vice president of operations for Reed’s Crossing.

Plans for the first phase call for 300 homes, with homes expected to be ready to occupy in spring and summer 2019.

Reed’s Crossing is a major expansion for Hillsboro. The development totals 463 acres, and is expected to eventually encompass 3,000 homes ranging from small apartments and condominiums to large single-family homes.

The development will also have a town center with a mix of commercial and residential uses, at least three schools and a 23-acre greenway corridor with wetlands and trails.

Newland Communities has already built an extension of Cornelius Pass, which is oversized to accommodate growth. The extension opened in July.

“It’s public now, and it’s already taking some of the burden off of (Tualatin Valley) Highway,” Brentlinger said.

Approximately 20 different contractors are at work on the development. Crews have been busy grading home sites, extending utilities and adding residential roads, curbs, gutters, street lights and landscaping.

“Everything, really, to make it builder ready,” Brentlinger said. “Everything from the ground standpoint is ready for them, and once they get their building permit, they can immediately start building homes.”

Newland was looking for a national homebuilder and selected Lennar, Brentlinger said. “They are very meticulous in everything they do,” he said. Every house Lennar builds is a “smart” house with high-tech features, he said.

Stone Bridge is led by founder and owner Kelly Ritz, who serves as chairwoman of the Oregon Home Builders Association‘s government affairs committee.

“She does have a good reputation as a builder and a spokesperson for the industry,” Brentlinger said.

Contractors will have an opportunity to jump in on the next phase of Reed’s Crossing in March, when Brentlinger said he expects to post new requests for proposals for lot construction.
