SIGNIFICANCE OF PROJECT: The project continues the modernization of the Central Eastside Industrial District while maintaining its working-class roots. Two 1920s-era warehouses are being integrated into a single multilevel, multi-tenant building. Construction is taking place in phases amid partial occupancy. The building will feature an exposed timber and steel structural system, an open social stair at a shared, open common area, exposed steel and wood stair systems, murals by local artists, a central light monitor that will flood common areas with natural light, and upgraded (for current energy code) envelope and mechanical systems. There will be new energy-efficient windows throughout the structure. Salvaged and reclaimed materials are being incorporated. One of the original buildings (both were constructed before the Hawthorne Bridge’s on-ramps) formerly was a Miller Paint warehouse. The combined new building will have high-beam ceilings, an elevator, and open and collaborative spaces. Spaces will range from small to large (more than 10,000 square feet).

An aging office building in Portland’s Buckman neighborhood recently was revitalized via an extensive tenant improvement for Living Room Realty.

SUM Design Studio + Architecture designed the renovation of the two-story building at 421 S.E. 10th Ave., and Deform NW served as the general contractor. S. Baird Design worked in partnership with Deform NW to manage the project.

The scope of work included creation of a new restroom and seven new offices, reconfiguration of existing restrooms and break rooms, and creation of new, accessible motor vehicle parking and bike parking on the building’s north side.

The building, designed in the Northwest Regional style by architects John Reese and Frank Blachly and constructed in 1962, originally served as a Postal Employees Credit Union branch and most recently as a Multnomah County community corrections office. Officials are seeking to add the building to the National Register of Historic Places.

Living Room Realty purchased the property in 2018 for $628,938, and a building permit for the renovation was issued in 2019.

Upon completion, Living Room Realty relocated its Division/Clinton office to the 8,321-square-foot space. It will serve as the firm’s headquarters for both real estate sales and property management and maintenance.

The new finishes, fixtures and treatments are much different from what existed previously, S. Baird Design owner Shannon Baird said. One exception is the curved wood ceiling and a few remaining original elements that had to be restored for the property to be eligible for a historic listing.

S. Baird Design selected tile, carpet, wood walls and ceilings, sound-absorbing ceiling tiles, polished concrete, restored wood doors and aluminum accents, in addition to interior furnishings.

鈥淭he biggest change was in altering the perception and mood of the spaces,鈥� Baird said. 鈥淗aving been a correctional facility for so long, there was a sterile, depressed, cold, institutional feeling that permeated the entire structure.鈥�

has designed a tenant improvement to accommodate a 2,500-square-foot Advantis Credit Union branch at Northeast 15th Avenue and Fremont Street in Portland.

鈥淭he first thing that you’re greeted with is a media center where users can gather information on checking, savings and loans on a high-definition television screen,鈥� said firm principal Matt Loosemore. He said that smaller institutions such as Advantis are looking to make their spaces more user-friendly and cozy. The branch also will feature a relaxation space and coffee bar for customers who want to hook into Wi-Fi to engage in online banking.

The design team’s biggest challenge was to efficiently use a small space to accommodate a large number of programs, Loosemore said. The team, which had already designed Advantis’ new mortgage origination center as well as a partial renovation of its Milwaukie headquarters, worked to incorporate similar features in each branch to define the brand.

鈥淲e used a lot of natural materials to express the space,鈥� Loosemore said. One unique natural material used was zebrawood; its strong pattern and earth tones are visible in the corporate office and other branches as well.

鈥淚t helps give them a recognizable look, and you’ll see it repeat itself,鈥� Loosemore said.

An inventive wooden “tongue” sculpture and a green co-op space on the roof are just two unique design elements in the Belmont project, a collaborative effort of SUM Design Studio and BKL/A Architecture.

The space between 26th and 27th avenues on Southeast Belmont Street is presently a level lot, but work is planned on a four-story, H-shaped building; the ground floor of the 13,000-square-foot structure will be dedicated to commercial space while the top three floors will hold apartments.

“We could have built a regular, everyday block building, but residents would have ended up looking out at future building walls next door,” said Eric Hoffman, co-founder of SUM Design Studio and lead architect for the project.

The team instead split a normal block building in half and pushed it out to the property line.

The idea for a sculptural element began after realizing that the small courtyard would likely see little use, Hoffman said, and grass and plants would result in costly maintenance. A unique wood piece will start at the top of the elevator core and cascade down to the second floor – across what would have been a courtyard – all the way down to the street level so that passersby also will be able to see it.

“It’s a nice way to tie the street level not just to the first level, but to the entire building,” Hoffman said.

The schematic design phase is finished, and the project team is in the process of raising capital and assembling development packages for investors and different organizations in order to obtain grants, Hoffman said.

A general contractor has not been chosen yet, and several engineers are being considered.聽

A 60-year-old warehouse in inner Southeast Portland is being transformed into the Barrel House, a new pub and beer warehouse for Cascade Brewing. The majority of the 7,000-square-foot space at 935 S.E. Belmont St. will be for barrel aging and bottle conditioning. The rest of the space will be for a small pub with seating for 80 and an outdoor dining deck. When completed in summer, there will be a new glass storefront and facade with restored window openings. Cascade Brewing owner Art Larrance served as the general contractor for the renovation designed by Sum Design Studio.

A renovated warehouse that housed a leasing company in Northeast Portland is now a new space for Owen Equipment Company. The one-story, 16,000-square-foot structure at 13101 N.E. Whitaker Way will serve as a truck maintenance facility for specialized industrial vacuum trucks that work on sewer and storm-water systems. Redside Construction is the general contractor and SUM Design Studio is the architect for the project.

Insitu, a Washington-based company that designs and builds unmanned aircraft systems, or drones, is establishing a new facility in Hood River.

Designed by SUM Design Studio, construction of Insitu’s 68,000-square-foot office聽in Hood River’s Waucoma Center is scheduled to begin in a couple of weeks, according to Caroline Petrich, spokeswoman for the project. Bids have been received, but a general contractor has not yet been selected. Another 16,000-square-foot facility will also be constructed next to the Waucoma Center.

Designers Matt Loosemore and Eric Hoffman plan to use wood ceilings throughout the office’s large lobby to reflect Hood River’s logging history. The pair previously designed a 5,000-square-foot office for Insitu at a former winery building in Bingen, Wash., in 2005.

Because Insitu’s work in designing unmanned aircrafts for use by the U.S. government is highly sensitive, Insitu declined to provide renderings of their new offices to the 91视频. However, the renderings can be viewed on SUM Design Studio’s .

Construction on the project will wrap up in April 2010.
