A new residential building and hotel could soon be constructed side by side in the master-planned area of Northwest Portland.

A pre-application conference is scheduled with Portland’s Bureau of Development Services on Dec. 19 for discussion of Trammell Crow Company‘s proposal for Blocks 261 and 262. City documents indicate the company intends to develop market-rate housing on Block 262 and a hotel on Block 261.

The two blocks are split by Northwest Savier Street, with Block 261 to the north of Block 262; both are bordered on the west by Northwest 20th Avenue. The hotel would take up virtually its entire block, and be bordered on the northeast corner by U.S. Route 30. The residential building would be L-shaped, and run the length of 20th Avenue between Savier and Raleigh Streets, but then abut St. Patrick Catholic Church at its east end. St. Patrick’s, which touts itself as the oldest Catholic church in Greater Portland, dates back to 1889, according to its website.

According to documents, feedback is being sought on the process and feasibility of amending the to allow hotel use on Block 261. Stormwater management details are to be submitted with a future design review application.

No changes to the Con-way Master Plan’s floor area ratio limits or building height limits are proposed or sought.

Trammell Crow, known mainly for its industrial projects, has developed over 5 million square feet of industrial space since 2005. But the firm also has been busy in residential and mixed-use sectors, and broke ground in April 2019 on the 206-unit mixed-use project in .

One of the largest beverage distributors on the West Coast next year will leave Portland to occupy a new suburban space.

An approximately 530,300-square-foot warehouse will be built in Canby to replace Columbia Distributing‘s three separate Portland facilities, the company and development partners and Trammell Crow Company announced. of Tualatin has been selected as the general contractor and Portland firm is providing design and permitting services for the project.

The facility will be constructed on a 43-acre site owned by Trammell Crow. The property is part of Canby’s Pioneer Industrial Park, and bordered by Southeast First Avenue and Walnut and Mulino roads. Construction is expected to finish by fall 2020.

“Columbia Distributing, Meritage, and their teams have been fantastic to work with on this build-to-suit development,” Steve Sieber, a principal with Trammell Crow’s Portland office, stated in a press release. “Columbia Distributing and Trammell Crow Company both have long histories of serving their customers well, and we think this purpose-driven development will help continue those traditions.”

Columbia Distributing President and CEO Chris Steffanci touted his firm’s plans to create jobs.

“We see no less than 200 positions working out of this location and we’re eager to fill any openings before we relocate next fall,” Steffanci stated in the press release. “It’s an incredibly exciting time for us.”

Crews could break ground soon on a major development that will bring hundreds of apartments along with speculative commercial space to Lake Oswego.

Plans for the Mercantile Village project call for 207 apartment units and approximately 50,000 square feet of commercial space near the intersection of Southwest Boones Ferry Road and Kruse Way – two highly trafficked arterial roads. The 6.3-acre site will have four buildings and an adjoining parking structure.

The project team has applied for building permits, but they have not yet been issued, Lake Oswego Planning Director Scot Siegel stated in an email.

CenterCal Properties and Trammell Crow Co. are developing the project. SERA Architects has designed it, and Deacon Corp. is serving as general contractor.

Trammell Crow Senior Vice President Damin Tarlow declined to comment last week.

Building exteriors will mostly consist of stucco and wood siding, with vinyl windows in residential units and storefront glazing on ground-floor retail areas, according to public bid information. The buildings are subject to a 45-foot height limit.

The project will require crews to remove 43 trees and 51 additional “invasive” trees, according to Lake Oswego documents.

Neighbors who testified during the planning process last year decried reductions to a riparian zone buffer. Members of the Lake Oswego Development Review Commission also voiced concerns that the development would worsen traffic on Kruse Way and Boones Ferry Road. Nevertheless, the commission approved the project with a 4-1 vote on Sept. 12, according to minutes.

Buildings will be constructed at 3975, 4015 and 4095 Mercantile Drive, and a vacant lot at the southwest corner of Mercantile Drive and Hallmark Drive.

from CenterCal Properties and Trammell Crow Co. calls for removal of an existing office park featuring three single-story buildings owned by Providence Health Systems-Oregon. A new mixed-use development of four buildings would join a small retail pavilion.

Preliminary plans drawn up by SERA Architects for the Lake Oswego project show two of the buildings would be four stories and hold both commercial and residential space. A three-story building would be solely residential, and a large single-story retail building would dominate the corner of Southwest Boones Ferry Road and Mercantile Drive.

The existing medical office buildings have approximately 77,000 square feet of floor space and are served by substantial surface parking. All would be removed to accommodate the new project.

Apartments, commercial spaces and a structured parking garage are planned, according to the applicant’s July 18 development narrative.

An anchor tenant would occupy space at the corner of Mercantile Drive and Boones Ferry Road, while smaller restaurants and retailers would occupy other commercial spaces.

Plans call for 208 apartment units along with lobbies, leasing offices, fitness rooms, a rooftop deck and more. A parking garage would be located on the property’s east end.

The new Festival Street, through the center of the development, is planned as an extension of Hallmark Drive to connect with Boones Ferry Road.

The next step for the project team will be final design and permitting.

The 1 million-square-foot warehouse will be located on a parcel owned by the Port of Portland at 15000 N. Lombard St. , based in New York City, is the project’s major lender.

“This is yet another example of the strong market fundamentals for industrial development in the Portland metro (area),” Steve Sieber, senior vice president with Trammell Crow Co., said in an email message.

Amazon will lease the building from Trammell Crow and Clarion, Amazon spokeswoman Ashley Robinson said in an email message.

Trammell Crow, based in Dallas, is the Portland area’s most prolific industrial developer. Last year, Trammell Crow completed a 600,000-square foot Subaru shipping facility at Gresham Vista Business Park.

Amazon’s fulfillment center adds to an existing facility in Hillsboro and recently announced centers in Troutdale and Salem. Amazon also opened a Prime Now pick-up center near Portland State University.

The Portland center will employ 1,000 workers, who will sort large items such as pet food and gardening tools, Amazon said in a news release. Combined with its other operations, Amazon will employ 3,500 workers in Oregon when all of the facilities open in 2018.

Amazon’s center in Salem is being developed by Portland-based Capstone Partners.
