, headquartered in Athens, Georgia, partnered with of Boston to acquire the 2.62-acre parcel that formerly held a PeaceHealth hospital. The firms are developing at 1290 Alder St., where ground will be broken later this month.

The project team includes ESG Architecture & Design of Minneapolis, KPFF, VSM² Structural Engineers of Houston, Humphreys & Partners Landscape Architecture of Dallas, and mechanical, electrical and plumbing engineer Emanuelson-Podas of Edina, Minnesota. The general contractor is Landmark Construction — the construction arm of Landmark Properties.

The Mark Eugene will have nine studios, 15 one-bedroom units, 22 two-bedroom units, 29 two-bedroom/double occupancy units, 24 three-bedroom units, 119 four-bedroom units and 54 five-bedroom units.

The development will feature a contemporary urban aesthetic characterized by a strong mix of contrasting materials, Jason Doornbos, Landmark Properties’ chief development officer, stated in an email. Exterior materials will include a variety of brick, cementitious siding and wood composite siding.

The exterior is designed so that the facade’s length is broken up, ESG Architecture & Design Vice President David Stahl said. There will be a purposeful rhythm to avoid a patchwork-like look from changes of materials or colors, he added. Plans call for stacks of balconies with framed elements of a wood look and a nice stone base.

“Unlike a lot of other student-oriented projects, we do have a lot of balconies and articulation on the outside to give a little bit more texture and depth to the façade,” he said.

The building’s front door will essentially look out to the UO campus, Stahl said. One of the former hospital’s multilevel parking garages on the south side of will be retained. The street is also one of the major bikeways that serve the campus.

Outdoor amenities will include a resort-style pool and spa with cabanas, a clubhouse, outdoor grilling equipment, a fire pit and seating areas, a dog park and multiple landscaped courtyards. Interior amenities will include a fitness center, a sports simulator, a wellness suite with a sauna and cold plunge, a study lounge with a café, a gaming lounge and bike storage.

The building will also have 5,785 square feet of ground-floor retail space within the parking garage at 13th and Hilyard Street.

“The idea is we want to encourage mingling and getting to know your neighbors,” Stahl said of the amenities. “The idea is ‘come on down where the activity is.’ When you’ve had enough activity, you can go back to your unit that is nice, peaceful and quiet.”

This project represents the first phase of two that are expected to ultimately deliver a total of 2,275 beds to the Eugene market. The second phase is planned for the land north of The Mark Eugene, Stahl said. A conceptual design completed by ESG calls for a greenway between the two buildings acting as a “pedestrian spine” connecting Alder Street and Hilyard Street, he added. Also, all streetscapes will have active facades.

Landmark Properties plans to reassess the second phase in two years, Stahl said.

Completion of the first phase is expected before the start of UO’s 2028-2029 school year.

A new building at the ‘s aims to train a new workforce and advance a new model of childcare.

The two-story, 54,000-square-foot will replace four outdated buildings at the UO Portland campus, 2800 N.E. Liberty St.

The new building will house the Ballmer Institute and .

“The mission of the building is one of the main inspirations for the project,” said Braulio Baptista, design partner at ZGF Architects. “It’s humbling to be part of the design of a project that will carry out such important work.”

The building, currently under construction, replaces four recently demolished buildings totaling 44,000 square feet.

According to the university, Elizabeth and Weber halls were used as when Concordia operated the campus before UO purchased it in 2022. The adjoining building, Mary Neils, served as administrative office space. The fourth building was a vacant, single-family house.

The UO Portland project was designed by ZGF Architects. The project team also includes , structural engineer KPFF, mechanical engineer PAE, landscape architect Walker Macy and Skanska.

Launched in 2022 through a lead gift from Connie and Steve Ballmer, the Ballmer Institute for Children’s Behavioral Health includes a training program that equips students with the skills to identify behavioral health challenges early and implement interventions that prevent issues from escalating.

The facility will allow the UO to enroll up to 300 students annually in their final two years of the program, according to a UO press release.

The three components of the programming are education, research and clinical training. With the new building, the Ballmer Institute and the Prevention Science Institute will have their first identifiable physical location, Baptista said. The Ballmer Institute has previously been operating in a variety of buildings throughout the Portland campus and nearby since its launch in 2022.

The inclusive design will include welcoming spaces for children and families to access free behavioral health services, modernized classrooms and instructional spaces, a behavioral health clinic and a telehealth center to deliver services to youth in underserved and rural communities across the state. The design will include elements of biophilia – design centered on natural element, including plants – and plenty of daylight.

Baptista said it was important to find a balance between institutional and familial elements in the design.

“It will be a mass timber building, which we’re very excited about,” Baptista said, adding that it will be the first new mass timber building on the campus. “The interior of the building will leverage as much of the mass timber as possible to add warmth.”

The exterior materials are primarily metal with custom corrugation. Baptista said the metal emulates the reddish stones of the brick building elsewhere on the campus.

The main organization of the building creates a central space, called the student hub.

“We have research, education and clinical spaces that sort of pinwheel around the central space, creating a very clearly demarcated heart to the building where everybody comes together,” Baptista said.

From that space, students can go into classrooms or research wings.

Baptista said privacy is an important consideration in a building like this, particularly in the training clinic and research areas. There were strict requirements for sound isolation between rooms, from intervention rooms to telehealth spaces.

Baptista said the building’s location was chosen from the master plan, which ZGF helped with, that will create the fourth defining edge to the central quad of the campus. Baptista said it will be kitty-corner from the library, which currently acts as a center piece of the campus.

Landscaping includes a sensory garden and other areas of respite.

The project is expected to cost $83 million. Funding includes $53 million from the state, a $15 million lead gift by the Tykeson Family Foundation and additional gifts of $5 million from other donors, according to the UO.

Construction broke ground June 11 and is expected to be complete in early 2029.

AT A GLANCE:

As mass timber pushes into more project types, contractors and advocates are pursuing its inclusion in designs for one of the few construction sectors showing growth: health care.

Mass timber has long been used in office buildings and residential structures as supporters credit it for appealing aesthetics, faster tilt-up times, and competitive costs and performance. Health care is a tougher sector to crack, with strict code requirements for hospitals and unique considerations related to patient health.

Yet those hurdles have done little to dissuade mass-timber backers, who see a growing health-care sector that comprises one-sixth of the $30 trillion U.S. economy while commercial real estate has pulled back dramatically.

“We’re going to see more (mass-timber) projects that are health care, and we’re going to see larger portions of the projects that are mass timber,” said Dean Lewis, director of mass timber and prefabrication at Skanska, one of the large contractors working with the material.

Health care was a central topic at this week’s International Mass Timber Conference in Portland. Lewis covered health care as an emerging market for mass timber, while researcher Mark Fretz discussed “Mass Timber in Health Care and Infection Control.”

It makes sense for contractors and other industry insiders to pursue health care projects, said Iain Macdonald, director of the Tallwood Design Institute, a collaboration between Oregon State University‘s colleges of forestry and engineering, and the UO College of Design.

“Commercial is kind of a stagnant construction sector, and life sciences is one that’s growing,” he said.

While clients continue to rely on traditional concrete-and-steel construction for key hospital functions, the use of cross-laminated timber (CLT) and similar products in health care facilities is growing.

On the Oregon Coast, ZGF Architects‘ design for the expansion in Astoria uses mass timber for the entryway’s roof and other structural elements. The 183,000-square-foot facility will also include safe refuge areas in the event of a tsunami and acute care patient rooms on upper floors. The expanded hospital is slated to open in 2027.

The foyer of the new St. Charles Cancer Center in Redmond, a 53,000-square-foot facility that will open later this month, is made from mass timber.

The University of Oregon’s $71 million for Children’s , a 54,000-square-foot building under construction in Portland and designed by ZGF, will feature mass timber extensively, as does a $47 million building designed by Hacker for Mosaic Community Health in Bend.

In Lakewood, Washington, a behavioral health facility designed by topped out in March.

“The mass-timber design serves a number of goals,” Loren Supp, HOK’s design principal in Seattle, stated in a news release. “It highlights the natural beauty of western Washington and its evergreen forests. It reinforces the state’s commitment to environmentally friendly design, and it creates a warm and calming environment that benefits well-being.”

Advocates point to the well-studied psychological benefits of inhabiting timber buildings. UO researchers last year published a study finding CLT had fewer viable bacteria than a plastic sample. The researchers also found that volatile organic compounds in CLT decreased over time.

Industry and UO researchers are studying the possibilities for expanding use of mass timber in hospitals.

“You’re not going to have it in the (operating rooms), but there are distinct advantages to having it in patient rooms, waiting areas and that sort of thing,” Macdonald said.

Industry officials are also studying mass timber’s potential for other uses, including warehouses, data centers and military bases.

Portland has long been the epicenter of mass-timber construction in the United States. Portland is home to notable projects such as the Mississippi Building, an all-wood office structure designed by Waechter Architecture; the 12-story Julia West House, designed by Holst Architecture; and Carbon12, an eight-story mixed-use building designed by Kaiser + Path.

Extensive use of CLT in the new Portland International Airport terminal marked a new chapter for mass timber in major public projects. And even some never-built concepts, including Framework and the Spar, led to important research for building tall wood structures.

In health care, Skanska’s Lewis said clients don’t need to be persuaded — they’re eager to build with mass timber.

“A lot of the clients, especially in the Pacific Northwest, harken back to our affinity for wood,” Lewis said.

Clients point to sustainability and valuing the experience of being inside the building.

“It seems like the ones that want to do timber are really invested in trying to create a space that they feel is above what they’ve seen in the market,” Lewis said.

The University of Oregon is seeking to build a series of up to six stories tall on the east edge of campus where university land abuts the .

UO’s plans for its next generation of would not comply with current city code, so officials have proposed a slate of changes that require the City Council’s approval.

The university’s neighbors are critical of the proposal.

The plans call for redeveloping areas that had been single-family homes along Moss Street on the southeast edge of campus into student dormitories. UO already has purchased the properties it wants to develop, but it does not own all the homes west of Villard Street, according to the UO Next Gen Housing Development Plan 2025.

UO wants Eugene to amend city code and the old land use agreement governing the area, as well as implement a zone change that will allow construction of student housing on the campus’ east side. Much of the 2003 Fairmount/University of Oregon neighborhood plan would change to “meet the needs of the growing student population.”

Proposed code changes would remove dormitories as a prohibited use within Eugene’s “East Campus overlay zone” historically meant to provide a buffer between campus and the Fairmount neighborhood and increase building heights allowed in the area.

Buildings within 75 feet of Fairmount homes would have a 45-foot maximum height, and buildings farther away would have an 85-foot max height. Those would be increases from the current caps of 30 feet and 60 feet, respectively.

The buildings planned in the 85-foot zone would be up to six stories tall, and the ones in the 45-foot zone would be up to four stories, according to the university’s development plan.

Additionally, UO has asked the city to redesignate several of the properties on the edge of campus. Former “limited institutional” properties would become “institutional” and “low density residential” would become “residential” to facilitate dorm development.

The university’s neighbors aren’t thrilled. Some argue the heights of the proposed buildings and potential traffic impacts would be incompatible with the single-family homes east of campus.

The increased traffic created by the dorms “is not expected to have a significant effect on the transportation system” and changes to city streets aren’t needed, according to a university study.

During a City Council public hearing on Jan. 20, university officials argued that allowing the new dorms fits within the city’s goals of building more housing and doing so densely.

“Building and constructing properties in the most efficient and affordable way, though still expensive, is really, really important,” said Michael Griffel, UO’s director of housing.

Griffel described the university’s proposal as a needed update to the plan (now over 20 years old) governing east and said it will let the university meet the needs of its growing student body.

By gaining on-campus living opportunities, students will have a better academic experience, UO officials said. They added that they engaged neighbors with public notice and a community meeting. Fairmount residents have said the concerns they voiced there were ignored.

The clash between the proposed dense housing and adjacent neighborhood would be “devastating” to the local character, residents said.

“Freshman year, I fell in love with Fairmount,” said Kate Bryce, a UO student and Fairmont resident. “That’s how families are born and raised here. But when you plan to build such a large structure, that charm begins to fade.”

Neighbors have voiced skepticism about UO’s transportation study and said city staffers weren’t skeptical enough of the university’s proposal, bringing it to City Council before properly vetting it.

Fairmount residents said this isn’t how the 2003 process went. They said that process was collaborative, and the university put forward enough mitigation measures to earn neighborhood support.

By contrast, they said the new plan more closely resembles Matthew Knight Arena’s 2008 development; Fairmount residents successfully appealed it to the Land Use Board of Appeals.

Eugene City Council voted to extend the public comment period. UO had until Tuesday to support its application, members of the public will have until Feb. 3 to respond, and then the university will have until Feb. 10 to respond.

At a meeting after thereafter, the City Council will vote on UO’s proposal.

The University of Oregon has breathed new life into the former Concordia College campus in Northeast Portland through a comprehensive project that reimagines the historic property for modern educational needs.

Howard S. Wright partnered with UO on the transformative initiative spanning more than 14 separate refresh projects, working alongside 23 different architects and designers to create contemporary residential, educational, research and administrative facilities. There were more than 500 craftworkers onsite, with craftperson hours totaling 122,964.

At the heart of the renovation is the UO Portland Campus Center, originally constructed in 1953. Opsis Architecture led a dramatic transformation that removed solid walls from previous additions to visually connect formerly disconnected spaces. The team replaced a concrete bearing wall with steel columns and relocated networking systems to a prefabricated concrete shelter to ensure campus resilience during seismic events.

The Innovation Building, designed by TVA Architects, represents a sustainable approach that retained much of the existing structure while creating naturally lit corridors flanking open design studios. The former chapel now serves as Innovation Commons, featuring custom pivoting steel frame walls that transform the space from intimate presentation areas to a large event hall. A key feature of the space is the platform, which functions as both a stage and a backdrop for storage.

Perhaps most distinctive is Highland Hall’s transformation from a former gymnasium into the new home for the Department of Architecture. Lever Architecture preserved the building’s historical significance while incorporating innovative sustainability features. Highland Hall’s new entry vestibules, two new seminar rooms and partial height dividing walls between studios are constructed from 7-inch-thick mass plywood panels reclaimed from a test structure at the TallWood Institute’s A.A. “Red” Emmerson Advanced Wood Products Laboratory at Oregon State University. The project team noted that this is the first project they are aware of to reuse mass plywood panels at this scale. The renovation also included extensive envelope upgrades exceeding current energy codes.

All projects were completed with minimal disruption to campus operations, ensuring students could occupy housing buildings ahead of academic years 2023 and 2024.

The university emphasized exceeding minority, women and emerging small business participation goals by enhancing accessibility to bid packages and tailoring them to accommodate smaller firms’ needs. The team more than doubled the goal, with an average of 19 percent .

A new seven-story mixed-use building has strengthened the commercial corridor at the ‘s west entrance, combining retail space with in a project that emphasizes sustainability and campus community.

Flock13, a 95,000-square-foot, H-shaped structure, houses 107 student apartments ranging from studios to three-bedroom units, while its ground floor features three eateries open to university students and the broader community.

The building earned an Multifamily Gold Level Certification through energy efficiency measures, healthier indoor air quality standards, responsible material usage and water conservation. Testing showed the building performing approximately 20.3 percent better than permitted code requirements.

The building’s construction presented challenges due to its location on a busy commercial street beside the university’s main entrance. John Hyland Construction worked closely with the city, university and subcontractors to minimize disruption to neighboring businesses and the thousands of students passing the site daily.

The structure combines two floors of Type 1 concrete construction with five floors of Type IIIA wood frame construction. Its design includes light courts that provide direct access to natural light and air on upper floors while bringing daylight into the basement level.

Student amenities include a second-floor 1,600-square-foot shared indoor/outdoor common space with built-in booths, an open lounge with soft seating, and a counter facing a covered terrace that overlooks . The terrace features an outdoor grill and fireplace, while a garage door connects indoor and outdoor spaces.

The project embraces “Duck life” with yellow accents on both exterior metal façade and interior spaces, plus duck silhouettes in signage, paying homage to the university mascot.

Flock13 was designed and constructed alongside an exterior refresh of The Duck Store, the university’s flagship bookstore, creating what designers call “a cohesive, active street edge” that reinforces pedestrian vitality along 13th Avenue, a commercial street once known as “The Beach” for its popularity as a student hangout. The façade redesign includes new paint and glulam entry portals below an uplit, perforated metal panel screen that wraps the concrete frame and CMU infill building.

“The combined Flock13 and Duck Store exterior project re-establishes 13th Avenue as the iconic campus-college edge at the University of Oregon,” said John Rowell, senior principal with Rowell Brokaw Architects, in the project nomination form. “With high-quality student housing, street-oriented amenities, new restaurants opening to south-facing seating, and the lively Duck Store refresh, this is where ducks land in Eugene.”

The University of Oregon recently unveiled plans to build a 170,000-square-foot indoor football practice facility near Autzen Stadium in .

The project will produce a 130,000-square-foot practice field and a 40,000-square-foot connector between the field and the Hatfield-Dowlin Complex, which is the home of football operations.

Plans call for an exterior shell made from Northwest timber in a curved form inspired by the Oregon “O”. The center of the roof will have tinted polymer panels supported by a steel cable system, allowing natural light to reach the field without glare while insulating against heat.

The project, entirely funded by private donors, will be managed by the UO Foundation. A university spokeswoman declined to answer any questions, including identification of the architect and other project team members.

The connector will feature an expanded weight room and players’ lounge to provide dedicated spaces for athletes to prepare for games. A ventilation system will help mitigate poor air quality when needed. The building will typically use natural ventilation and daylight, minimizing energy use.

Additional landscape and pedestrian improvements are planned.

The project, which is slated for completion in 2024, is intended primarily for football, but it will benefit other sports by providing additional access to the Moshofsky Center – the current indoor practice facility, stated Rob Mullens, director of intercollegiate athletics.

EUGENE, Ore. (AP) — The said Tuesday it will start the second phase of building the Phil and Penny Knight Campus for Accelerating Scientific Impact after receiving another $500 million donation for the project.

Construction on the first phase of the new campus started in 2016 — after the first half-a-billion dollar gift from the Nike co-founder and his wife — with a large science building including a pedestrian bridge over the street, The Register-Guard reported.

A second building for “bioengineering and applied science research building to support expanded research programs and facilities,” will be built next, according to a University news release. The building is planned at 175,000 square feet, with multiple stories, and located north of the first building.

The focus of the new campus is to translate scientific discoveries into advances in healthcare and other fields.

The new money will also pay for 14 to 16 additional faculty members and their teams. The new campus currently employs 13 tenure-related faculty members and their research teams, for a total of about 90 employees.

“The aim of the new campus is to compress the timeline between discovery and ‘societal impact,'” Robert Guldberg, vice president and executive director of the new science operation, said. “The hope is by putting engineering, science, business and medicine under the same roof the new campus will become home to world-class research, training and entrepreneurship.”

Diversity and representation will be topics addressed by a -based industry professional during the upcoming commencement ceremony for the ‘s College of Design.

Nate McCoy, executive director of the Oregon chapter of the National Association of Minority Contractors, will return to his alma mater Monday; he received a bachelor’s degree in architecture from the College of Design in 2004. He plans to emphasize purpose, passion and inclusion in his address while relating his personal experiences working in construction.

“If you value diversity, equity and inclusion, allocate the necessary time, attention and resources to pursue it,” McCoy stated in a press release. “Pay attention; know what matters to people.”

McCoy will also speak about the design industries often lacking racial and ethnic diversity.

“The College of Design gave me a rude awakening that the profession I am so passionate about was highly underrepresented with people of color,” he stated. “These experiences have shaped me into who I am today and the work I do in empowering the next generation of designers to think more critically about diversity, equity and inclusion in all we do.”

Despite sometimes feeling isolated in a mostly-white program, McCoy stated the university itself was always a helpful force in moving him toward a professional career.

“The professors I had were truly there to encourage and support my growth and development towards getting my degree and advancing my future career in architecture,” he stated.

The College of Design commencement ceremony will take place Monday at 4 p.m. on the Knight Library South Lawn.

Hoffman Construction Company is seeking sub-bids for a number of scopes of work for the Knight Campus for the Acceleration of Scientific Impact () at the University of Oregon in Eugene.

Bid Package #8 covers the project’s parking garage and includes concrete, precast, CMU, metals, waterproofing, roofing, sheet metal, doors, frames and hardware, glazing, plastering, painting, signage, fencing partitions, accessories, parking controls, elevators, fire suppression, plumbing, HVAC, electrical, earthwork, flat work and landscaping.

A non-mandatory, but strongly encouraged, pre-bid meeting has been scheduled for 10 a.m., Monday, April 8, at the Knight Campus Annex, 1399 Franklin Boulevard in Eugene. Afterward, all bids for this package must be submitted prior to 2 p.m. Monday, April 22.

The $225 million, 160,000-square-foot first phase of the KCASI is being constructed along the north side of Franklin Boulevard between Onyx Street and Riverfront Parkway. Staff and students are scheduled to move into the new facilities in early 2020, according to the university.

The project, designed by a partnership between Bora Architects and New York-based Ennead Architects, will be highlighted by a sky-bridge spanning Franklin Boulevard from the new building to other university research facilities. The new campus is focused on the physical sciences and will host programs ranging from architecture and prevention science to physics and biochemistry.
