A partnership including Unico Properties has purchased the Galleria Building, a downtown Portland landmark that dates back to 1910, and a renovation project is now planned for the upper two floors.

Unico and its partners, who were not identified, bought the property from Bill Naito Company for $64.1 million, according to a deed recorded Dec. 13.

The five-story, 194,737-square-foot Galleria occupies a full block in the West End. The building was originally an Olds, Wortman & King department store, and is now anchored by Target in an 89,000-square-foot space designed by .

Target opened in the building in 2013.

Currently, the Galleria’s top two floors are vacant.

“With 80,000 square feet of available office space on the upper two floors, we plan to make significant capital investments to convert the existing office space to creative office space, and bring a first-class tenant experience to the building with a new lobby and new common area amenities,” Brian Pearce, Unico’s senior vice president of real estate services, stated in a news release.

has listed for lease three ground-floor retail spaces totaling nearly 20,000 square feet at the building’s corner of Southwest Ninth Avenue and Morrison Street. A representative declined to comment Tuesday.

On Jan. 24, the new owners submitted to the Bureau of Development Services a request for design advice for a renovation including a new office penthouse and roof terraces. The owners also on Jan. 25 requested a complex zoning analysis of the property relating to a transfer of floor area ratio.

is putting the finishing touches on a new four-story mixed-use building at North Williams Avenue and Mason Street, in Portland’s Boise neighborhood. contains three stories of leasable open office space over ground-floor retail space and an at-grade parking garage. The project was developed by , and was designed by .

The concrete and heavy timber structure consists of a concrete podium up to the second level, two concrete cores, and upper floors framed with glulam beams and three-by-six car decking with a concrete topping slab. Bremik self-performed the timber framing and the concrete work on the building, which features multiple board-formed concrete walls. A curtain wall skin allows ample light penetration into the office spaces, which have floor-to-floor heights of about 13 feet.

The top two floors measure approximately 9,000 rentable square feet, while the second level has about 10,500 rentable square feet and a 700-square-foot outdoor terrace. Each of the upper floors contains a 329-square-foot balcony with large sliding doors. The building’s ground floor contains five retail spaces totaling around 4,500 square feet and a parking garage with a 13-car stacker and seven surface spaces. There are multiple racks for bicycle storage, and each of the office floors has a shower room.

Consulting Engineers handled structural and civil engineering, and served as the landscape architect. is the broker of the office space, and is representing the building’s retail component.

Capstone PartnersCustom Blocks project has gained its first tenant.

Archrival, an advertising agency with a focus on youth culture, will lease 5,000 square feet at the southwest corner of the development located at 1350 S.E. 10th Ave. in Portland’s Central Eastside Industrial District.

Custom Blocks encompasses 72,000 square feet of commercial space formed from eight separate buildings. Capstone Partners hired Scott | Edwards Architecture to design a renovation to join the structures on two blocks.

Core and shell completion is on track for late February or early March.

The North Block contains 22,790 rentable square feet; spaces range from 1,200 square feet to 10,000 square feet, including 7,111 square feet for a brewery, production kitchen or event space.

The South Block is 48,804 square feet, with spaces available from approximately 9,000 square feet to 23,000 square feet.

Capstone and are partners in the joint venture.

Rob Moneyhan of represented Archrival in the lease negotiations. Brad Carnese, Mark Carnese and Doug Deurwaarder of represented Capstone and Premium Property USA.

Archrival has worked with advertisers such as Red Bull and Adidas. The agency currently operates out of Washington High School and expects to move to Custom Blocks by July, according to a news release.

The historic Morgan Building in downtown Portland has been busily attracting noteworthy tenants this spring.

First, signed up St. Honore Boulangerie to occupy a highly visible retail space at the corner of Southwest Broadway and Washington Street.

Then, Urban Works was able to secure high-end seafood restaurant Roe, which had closed its 18-seat Division Street restaurant in February to seek a downtown location.

The building at 724 S.W. Washington St. was built in 1913 and encompasses 149,710 square feet.

Roe, formerly in the rear of Block & Tackle at 31st Avenue and Division Street, is a major catch for the historic property.

“The developers () have focused on updating the retail tenants in the building as they’ve really restored the building over the last couple of years,” said Craig Sweitzer, owner of Urban Works Real Estate. “There’s more of a focus on the amenities of the building. Having a high-end restaurant and a good bakery are obviously great amenities for the property.”

Roe made several “best restaurant” lists during its tenure on Division Street. Chef Trent Pierce was nominated for a 2016 James Beard Award for the best chefs in the Northwest.

Like the space in Block & Tackle, Roe’s owners sought an under-the-radar location downtown, Sweitzer said. Roe will have no exterior entrance, which will benefit other tenants, he said.

“It’s almost like a speakeasy-type location,” he said. “There’s no street access. You actually have to come into the building to get to it, which is good for the other retailers in the building.”

The building’s existing ground-floor tenants include a tailor, a camera shop, a coffee shop, a cobbler and a florist.

Office tenants on the upper floors include Bora Architects and Foursquare, along with attorneys, engineers and financial advisers.
