SIGNIFICANCE OF PROJECT: This mixed-use project is expected to spur redevelopment within the Tigard Triangle Urban Renewal Area. The Overland will feature two six-story buildings with 219 apartments, a shared parking structure and voluminous retail and commercial spaces. Amenities will include a covered rooftop terrace, an elevated courtyard and workout facilities.

Exterior materials such as brick, wood and metal siding are intended to provide longevity in a Northwest style. Abundant bike parking will far surpass city requirements. The wood-framed buildings will be on concrete podiums.

One of the main challenges facing the project’s design and construction team was the topography of the site. There is a slope of nearly 30 feet from the north side to the south side, and it impacted the two apartment buildings, retail spaces and multiple parking areas. The various elevations step down from surface parking to apartment units and then to retail space at the southern end. Design, cost and constructability all influenced the final design; the project team spent significant time coordinating these aspects in order to meet overall goals.

SIGNIFICANCE OF PROJECT: Ninebark is being developed by Killian Pacific on nearly 9 acres along the Columbia River in Southwest Washington.

Holst Architecture’s design weaves nine buildings, a public park and open space into the surrounding natural environment. Eight buildings will hold 246 apartments – a mix of studios and one-, two- or three-bedroom units – featuring high-quality, sustainable, regionally sourced materials. A freestanding riverside clubhouse will have a dramatic, sloped roofline and an abundance of amenities. Buildings will offer views of the river and Mount Hood.

The clubhouse’s main lounge will include a central fireplace and private seating areas. A fully equipped fitness center with river views will be near walking trails and boat ramps, and a shared gear shed will provide outdoor equipment such as kayaks and bikes for residents’ use. Landscaped open spaces are intended to attract residents seeking an escape to nature.

In addition to being near downtown Camas and downtown Washougal, Ninebark will be close to local breweries, coffee shops and restaurants in the surrounding neighborhood. Also, the Port of Camas-Washougal’s master plan for Parker’s Landing calls for further enriching the area with a public marina, additional restaurants, retail spaces and other commercial spaces.

Salmon Safe and Fitwel certifications are being targeted for the project, and the team is aiming for the clubhouse to have net-zero energy use. Twenty percent of parking stalls will have electric-vehicle charging capabilities at the time of completion, but additional infrastructure will allow that number to increase to 37.4 percent in the future.

Woman-owned or minority-owned businesses are on track to make up 25 percent of the construction team.

Though not required by regulatory mandates, Ninebark will offer 10 percent of units at affordable rates.

Local and regional artists will be celebrated throughout Ninebark as well as the connected trails and parks.

SIGNIFICANCE OF PROJECT: Portland is gaining its first affordable housing development to feature cross-laminated timber (CLT) in its design and structure. The benefits of using CLT include faster construction and creation of a more natural environment than a traditional concrete-filled interior.

The Annex was guided by trauma- and principles. The layout balances opportunities for community-building with privacy and security for residents. The four-story building will have 27 housing units – 18 studios, seven one-bedroom apartments and two two-bedroom apartments – and two ground-floor office spaces.

Other amenities will include gathering places, including a landscaped courtyard with stadium-style seating that gives way to the main circulation staircase. Not only will the Annex be affordable, but it also will be one of the finer living places at such price points.

A major expansion under way at the Mary’s Woods retirement community will add nine buildings to the campus. General contractor is building The Village at Mary’s Woods, a $100-million-plus project that includes 198 units of independent living space, 48 assisted-living residences, three retail buildings, a community center, and significant site improvements.

is the designer of the project, which spans six acres of former open field space. Site work began in early 2017 with grading, installation of utilities and geopiers, which run eight feet on center under every structure. Construction of buildings commenced last May.

The initial scope of the project was for six new buildings consisting of a mix of independent and assisted living, a retail structure, and the community center. After construction had begun, two more retail buildings and a fourth independent living building were added to the project, extending the duration of the project by approximately six months.

The four independent living buildings are all three-story wood-framed buildings over single-level below-grade parking structures. Buyers of the one- and two-bedroom units are being given the option to pick custom finishes, which R&H is keeping track of using a software program it has used on previous projects to track building multiple units with a wide variety of finishes.

Approximately 300 trades workers are currently working on the site, and the contractor has a team of about 15. The project team also includes landscape architects , civil engineers Humber Design Group, and structural engineers . The mechanical/electrical/plumbing/fire protection systems are design/build by , , , and .

The first of the residential buildings is slated for turnover late this year, with two more slated to follow in the coming months. The project is slated for total completion by fall of 2019.
