Each year, the 91视频 editorial staff compiles a list of the contractors, engineers and architects that are shaping skylines and redefining the industry through their outstanding work. This year’s Power Lists features 20 companies that are leading the AEC industry into 2023 (in no particular order).

GBD Architects

GBD Architects is behind some of Portland’s most recent mega-projects. Highlights include Block 216, a 35-story giant rising out of the city’s downtown; the eight-acre RiverPlace master plan development near the South Waterfront District; and the 30-story RiverPlace tower. The firm’s most recent large-scale work is a proposed 22-story tower in the Pearl District.

Andersen Construction has served as the contractor for several of Portland’s recent tall multifamily developments. Projects include Alta Art Tower, a 21-story, 314-unit mixed-use tower; the Sutton (previously 鈥淔remont Place鈥), a 17-story apartment building; and the Alamo Manhattan Blocks that include a 23-story mixed-use tower and a six-story mixed-use building.

 

Sandy Pine (LEVER Architecture)

LEVER Architecture

LEVER Architecture is one of Portland’s leading architecture firms in mass timber with projects such as Albina Yard and Redfox Commons. Now it is turning this early innovation into a maturing excellence. The firm hit a significant milestone in 2022 when Portland’s Design Commission approved Sandy Pine, a planned 12-story mass-timber tower. If built, Sandy Pine will be the city’s tallest timber development.

 

Portland International Airports Terminal Core Redevelopment Project ()

ZGF Architects

As the largest architecture firm in Portland, ZGF Architects has taken on some of the city’s most high-profile projects. Recent highlights include the ongoing $1.95 billion Portland International Airport Main Terminal Core project that features a nine-acre timber roof as well as the PAE Living Building 鈥 poised to be the world’s largest commercial living building.

 

Nesika Illahee

Carleton Hart Architecture is one of Portland’s most prominent firms for designing affordable housing developments. It is a cornerstone of the firm’s mission-driven focus. Projects in recent years have included Nesika Illahee, Mamook Tokatee and Red Rock Creek Commons. One of the firm’s most recent endeavors consists of the complete renovation of the Joyce Hotel in downtown Portland into permanent supportive housing.

 

Inside the PAE Living Building (Alex Jensen/91视频 file)

PAE Engineers is the 鈥渂rain鈥 behind the recently completed PAE Living Building, which is slated to be the world’s largest living commercial building. Sustainable systems designed by PAE allow the four-story building in Portland to be primarily independent of any city systems. PAE also provided mechanical, electrical, fire protection and technology system design and engineering for the University of Oregon’s modernized Hayward Field, which recently hosted the World Track and Field Championships.

 

Oregon State University’s Gladys Valley Marine Studies Building

KPFF is the engineering firm behind some of Oregon’s largest commercial projects 鈥 and more. Work includes Block 216, Oregon State University’s Gladys Valley Marine Studies Building (91视频 Project of the Year 2021), Portland International Airport’s (PDX) Concourse E extension, and the PAE Living Building.

Howard S. Wright is the general contractor behind the largest building in Portland since the U.S. Bancorp Tower 鈥 Block 216. At 844,117 square feet, the project will likely become the largest Portland building of its era. It will house 158,000 square feet of office space, a five-star Ritz-Carlton hotel with 215 rooms, and 138 residences.

Walsh Construction听

Walsh Construction is the general contractor for many sustainable and complex projects and myriad affordable housing developments. The contractor recently constructed the four-story PAE Living Building, which required that every item be thoroughly researched and approved against a list containing the 鈥渨orst in class鈥 materials, chemicals and elements concerning human health and the ecosystem. More than 2,700 materials were vetted for the project.

 

Cathedral Village Apartments (Naim Hasan)

Affordable housing has become a cornerstone of the Portland-metro development market. Many general contractors tackle such projects, but LMC Construction is behind most. More than two-thirds of the contractors’ work is building affordable homes. Projects include Red Rock Creek Commons, Nesika Illahee and Cathedral Village Apartments.

Hoffman Skanska JV

Hoffman-Skanska is the joint venture contractor formed to partly undertake the $2 billion modernization of Portland International Airport. At the heart of this endeavor is the $1.95 billion main terminal project that involves a new nine-acre, mostly cross-laminated-timber roof structure. The entire roof will weigh about 18 million pounds. A self-propelled modular transporter capable of carrying a submarine is being used to move each section into position. Officials anticipate the roof being fully installed soon and the entire terminal updated in 2025.

Kiewit

Kiewit Corp. is known for tackling projects that would be described as large, massive, and complex. All three terms represent the general contractor’s current undertaking with the Abernethy Bridge project that spans the Willamette River. The venture involves drilling more than 200 feet into the earth below the water to place new bridge foundations capable of withstanding a significant seismic event. It is the first major interstate freeway construction project in Oregon in nearly 45 years.

 

The Sutton (previously called “Fremont Tower”) (TVA Architects)

TVA Architects

TVA Architects is one of Oregon’s most high-profile firms, and few others have placed as large a stamp on the state. Projects include Park Avenue West, Fox Tower, and the University of Oregon’s basketball palace 鈥 Matthew Knight Arena. Most recently, the firm designed the Sutton (previously called 鈥淔remont Tower鈥) 鈥 a 17-story residential tower under construction on the banks of the Willamette River.

R&H Construction is building some of Portland’s largest multifamily developments. Projects include Freewell, Saltwood South and Tiller Terrace 鈥 a six-story, a 214-unit development in the Goose Hollow neighborhood. Recently, R&H broke ground on Splash Apartments 鈥 the first phase of the five-acre Pop Blocks development.

 

Oneonta Tunnel rehabilitation project (Sanjana Sachdeva)

David Evans Enterprises

Oregon’s largest engineering firm, David Evans and Associates, has worked on a wide range of notable projects in the state. Recent highlights include the Newberg-Dundee Bypass, in which the firm designed two new bridges and seven support structures. DEA’s work on the Oneonta Tunnel rehabilitation project also earned . The 2017 Eagle Creek Fire severely damaged the tunnel and rendered it unusable until DEA’s work allowed it to reopen in spring 2021.

Harper Houf Peterson Righellis

Regarding transportation infrastructure improvements in Oregon, Harper Houf Peterson Righellis is one of the key players. The firm is behind the Clackamas Regional Center improvements, which involved widening a bridge that spans Interstate 205 at Sunnyside Road, as well as the Willamette Falls Drive streetscape improvements project that topped the transportation category for the 2022 ACEC Oregon Engineering Excellence Awards.

Mortenson听

Mortenson is a general contractor with a long reputation in Oregon for building challenging and unique projects. Recently, the contractor has undertaken a significant renovation of the Multnomah County Behavioral Health Resource Center 鈥 a 116-year-old building in downtown Portland.

 

Freewell (SERA Architects)

SERA Architects

SERA Architects has worked on some of Portland’s largest multifamily developments in recent years. Projects include Freewell, the Saltwoods, Tiller Terrace and more. Most recently, SERA drew up Slabtown Savier, a two-building multifamily project under construction in Northwest Portland.

BORA Architects

BORA Architects is behind several notable projects in Oregon, including the Cosmopolitan 鈥 a 28-story residential tower in Portland’s Pearl District and the Phil and Penny Knight Campus for Accelerating Scientific Impact on the University of Oregon’s Eugene campus. One of the firm’s most recent undertakings is the modernization of Lincoln High School in Portland; It is one of the first high-rise schools west of the Mississippi River.

Swinerton is a leading general contractor for mass-timber innovation in Oregon. Recent projects include the Wingspan Event and Conference Center in Hillsboro, Steeplejack Brewing in Portland, and Oregon State University-Cascades’ Edward J. Ray Hall in Bend.

The single largest project in the overhaul of Portland International Airport 鈥 creation of a new main terminal 鈥 is well under way.

But instead of a typical ground-up building process, construction of the most striking and eye-catching portion of that new structure 鈥 its roof 鈥 is taking place in the northeast corner of the airport property, next to the Fire Department headquarters.

Designed by to emulate Oregon’s lush forestlands, the mass-timber roof is an ode to the local environment. The undulating structure consists of a skeleton of enormous steel girders fabricated by Evraz in Portland. Those are connected by a series of massive, arching glulam beams made from Douglas fir by Zip-O-Log Mills of Eugene. Topping it off are hundreds of two-inch mass-plywood panels made by Freres Lumber of Lyons.

鈥淚t was very important to Port of Portland leadership, so they worked strategically with ZGF on developing the specifications on this prescribed sourcing,鈥 said Katrina Day, a senior project manager with , the project’s general contractor. 鈥淚t’s intended as a nod to the local community and making sure that we’re reinvesting in Oregon for the project.鈥

The prefabricated roof is an ingenious solution to some unique construction problems.

First is the building site: a busy international airport that before the pandemic was serving nearly 20 million travelers per year. The sheer volume of people moving though PDX and the importance of the airport as a travel hub means it cannot be shut down for construction 鈥 and assembling the roof in place would have required that for safety and security reasons.

鈥淚f you stick-built this over the terminal, these members are too big,鈥 Hoffman Skanska senior superintendent Jason Koski said. 鈥淵ou couldn’t build anything like this and have an occupied building. So, by doing these large modules, we’re able to keep the terminal open at all times during construction.鈥

Instead, the project team took over a 20-acre site next to the near the fire department headquarters and poured a reinforced concrete pad engineered to support the weight of not only the roof structure, but also the massive hydraulic jacks and self-propelled modular transporters that will be used to move the finished roof segments across the airport’s north runway to their eventual home.

鈥淲e’ll set those at night in roughly a six-hour window where we can shut the building down,鈥 Koski said.

The full roof will be assembled in spring 2022 from 20 separate pieces. Of those, 16 will be 鈥渟uper modules鈥 featuring arched glulam beams topped with mass-plywood panels fabricated by Freres Lumber and milled into shape by subsidiary at its Northeast Portland plant. The other four will be smaller 鈥渃assettes鈥 to fill in spaces left over.

鈥淣obody has ever made them to this standard, and nobody has ever made an arched glulam this large,鈥 Day said. 鈥淚n fact, in the design, they were spliced halfway through because there was no standard for designing to know whether they were constructable. So, Zip-O (employees) took it upon themselves to build a full-size mockup to ensure we could eliminate the splice.鈥

That effort was successful, and the resulting 80-foot-long beams are up to 9 feet tall.

The wood for the glulams was sourced from local forestlands managed by the Yakama, Coquille and Skokomish tribes as well as other landowners practicing responsible forest management.

鈥淲e’re putting our first layer of roofing on,鈥 Koski said. 鈥淎nd we’re putting in all the lighting conduit, the fire alarm conduit, the sprinkler system, the roof drains, and then acoustical panels.鈥

About 60 percent of the lattice that decorates the interior part of the structure in graceful curves will be installed beforehand, according to Swinerton superintendent Brendan Kelly.

A lot of work was needed in the design and engineering phase to come up with the plan, Port of Portland Construction Services Manager Brad Harrison added.

鈥淲e started from scratch, but to stick-build this thing it became apparent that it would almost shut down the airport,鈥 he said. 鈥淭he contractor was like, the more modular construction you can do, the better, from a whole cost perspective and a safety perspective.鈥
