A new Jaguar Land Rover dealership is on track to open this fall in Tigard, and it will have an amenity possibly unlike any other.

General contractor Perlo Construction is building the facility for Don Rasmussen Co. on land wedged between the Washington Square shopping center and Oregon Route 217. Tigard-based Mildren Design Group designed the project, TM Rippey is the civil and structural engineer, and WHPacific is in charge of landscape architecture.

The massive facility’s first floor alone will have 65,988 square feet. That space will be dedicated to an array of amenities, including a sales floor, a large service area, an automated car wash and a covered area for potential customers to step into cars for test drives.

A slope on the site allows the service area to be virtually subterranean, and be topped by two levels of garage parking for customers.

In addition to accounting for that slope, the project team faced a number of challenges. Mildren Design Group senior architect Curt Trolan said one was the city’s requirement that 50 percent of the frontage be along the street. That led to inclusion of a 1,800-square-foot pavilion along Southwest Greenburg Road. The glass-sided pavilion will hold two vehicles on display inside, adding a much-improved pedestrian experience outside the L-shaped building.

“This is the first facility we know of in the world where we’ve got a pavilion like this,” Trolan said. “We’re going to end up with just a stunning facility that we’re going to be quite proud of.”

The rest of the frontage faces Route 217. A strategic decision was made to cloak the dealership’s service area from the highway, so only the most pristine elements are visible from all angles of passing traffic.

“We’re trying to capitalize on all these exposures from different perspectives,” dealership manager Dan Muggli said.

Aside from the massive panes of glass for transparency, the building will be adorned with metal panels of champagne silver and sunshine grey – the company’s custom paint colors.

Besides the pavilion, there will be room for two more display vehicles, plus 14 on the showroom floor. On site there will be parking for 100 additional new vehicles.

The 39,000-square-foot service area will have 31 service bays and five more dedicated to vehicle alignment and detailing services. A mezzanine will afford the foreman a full panoramic view of the facilities.

The Tigard dealership fits within Jaguar Land Rover’s global initiative. Its “Arch” concept, which began in 2016, requires that all dealerships carry both brands. Company guidelines ensure each dealership looks and operates the same.

A single welcome kiosk will direct customers to either the Jaguar space or Land Rover space, which will be separate. There will be no individual desks for salespeople, because they will be able to process all transactions on tablets.

In the service department, a large tool bay will contain a wide variety of technology to aid mechanics. There will also be a queue area where necessary tools can be set out before each day’s work begins.

The service area will feature three lanes able to accommodate vehicles either entering or exiting. Two of the three lanes will allow for either incoming or outgoing traffic, depending on time of day.

Muggli said demand for the Jaguar Land Rover brand has far outgrown the existing dealership in Northeast Portland. Besides that one, the nearest dealerships are in Seattle; Boise, Idaho; and Sacramento, California. The new facility will be the premier one in the region, he said.

Don Rasmussen Co. is looking to break the typical car dealership mold, Muggli said, and noted there would be no parking lot full of stickered cars or inflatable gorillas.

“We’re building it to serve not just the Portland/Vancouver (Washington) area, but all of Oregon for that matter,” he said.

A new self-storage building is being erected by Lorentz Bruun Construction in southeast Portland. The four-story structure at 4806 S.E. 16^th Ave. will contain three above-grade floors and a basement level. The 88,402-square-foot building’s 704 climate-controlled storage units range in size from 25 to 300 square feet.

Crews are currently finishing roof sheathing, beginning installation of the building’s metal siding, and applying stucco finishes; project completion is slated for this September. The facility will be the fourth Portland-area location of Everett, Washington-based West Coast Self Storage. A fifth location, at Northeast 67^th Avenue and Halsey Street, is currently under permit review.

Mildren Design Group is the building’s architect. Other project partners include civil engineers T.M. Rippey Consulting Engineers, M/E/P engineers MKE & Associates, and landscape architect Joyce Jackson, LA. Structural engineering is by Carlsbad, California-based Mako Structures, Inc., a storage building specialist which also provides steel fabrication and installation services.

Bremik Construction is performing a tenant improvement and structural upgrade on Viking Automatic Sprinkler Company‘s office on Northwest Front Avenue. Viking has occupied the office, which is connected to its fabrication shop, since the early 1950s. Due to soil instability, the office space at the front of the building had sunk around six inches, so that portion of the building was pulling away from the shop side.

In order to stabilize the foundation, Pacific Foundation installed 68 micro-piles, which were driven 25 to 30 feet into bedrock. The old concrete foundation was demolished, and new grade beams, concrete supports and a new 100-foot-by-20-foot slab were installed to bring the office area back to elevation.

With structural improvements done, the office area is now undergoing a remodel. Non-load-bearing walls have been removed and the two-story space has been reframed with both wood and steel studs. A mezzanine has been expanded, adding about 1,440 square feet of office space, and windows have been replaced with energy-efficient aluminum-framed windows.

Framing work is nearly complete, and installation of insulation and drywall is set to begin soon. Crews will install an aluminum and glass storefront entrance, concrete walks and stairs, an ADA-accessible entrance, and landscaping and irrigation. They also will paint the building’s exterior.

The project’s architect is Mildren Design Group, and T.M. Rippey Consulting Engineers is the structural engineer. Total completion of the project is slated for late February or early March.

The Ponderosa Lounge & Grill, a country bar that has operated at the Jubitz Travel Center in North Portland since 1969, on Thursday kicked off a three-day celebration of recent upgrades. R&H Construction has completed a major renovation of the space, which has gained better sound and sight lines, a larger stage and a new dance floor and bar.

Mildren Design Group was the architect for the project, which began in May with demolition and structural improvements. A large wooden truss was replaced with a steel beam to increase head room, portions of the slab were demolished and replaced, and a gaming room was removed to create an elevated VIP lounge area. The entire space has been opened so there are sight lines to the stage from throughout the bar.

The stage was relocated to a corner and tripled in size, and a new green room for performers was added. Along with new lighting and sound systems, the space has been outfitted with a new DJ booth, a sound desk and a video display wall. The space also features a new white oak dance floor, a live-edge burl wood bar top milled from one large piece of maple, and repurposed wood paneling.

Capacity at the Ponderosa has increased by about 100 people to 548. The bar will now host around six touring acts per month, along with live local music shows four nights a week. The grand reopening celebration will continue through Saturday.
