The future of the former Marylhurst University campus in Lake Oswego will be the topic of a series of focus group meetings held by the religious organization that owns the property.

The Sisters of the Holy Names of Jesus and Mary (SNJM) are holding the meetings to gather input as they consider possible future uses for the 50-acre campus.

The property at 17600 Pacific Highway (Oregon Route 43) is within the city of Lake Oswego, about 2 miles south of its downtown. The university closed last fall after the Board of Trustees announced previously that it could not continue. Enrollment had dwindled to 324 students.

A first round of meetings was held with SNJM, its lay affiliates, and Marylhurst alumni and former staffers. Residents and management of the adjacent Mary’s Woods continuing care community have also been consulted on the property’s future.

“In their comments, many of the participants emphasized the value (of) the site’s natural beauty, historical significance and long-standing connection to the Sisters,” the organization stated in a news release. “In addition, many talked about the importance of continuing the Sisters’ commitment of service to disadvantaged and marginalized people.”

If SNJM were to make available some or all of the property for development, it would likely be highly valued for its proximity to Lake Oswego and a major highway.

SNJM is working with Ankrom Moisan Architects and R&H Construction on The Village at Mary’s Woods. The $100-million-plus project, nearly completed, includes 198 units of independent living space, 48 assisted-living residences, three retail buildings, a community center and significant site improvements.

Most of the property is zoned as Campus Institutional, although the front portion of the lot has a more flexible Campus Institutional and Office Commercial zoning, according to the city of Lake Oswego

Lake Oswego officials could not immediately be reached for comment on Wednesday.

A major expansion under way at the Mary’s Woods retirement community will add nine buildings to the Lake Oswego campus. General contractor R&H Construction is building The Village at Mary’s Woods, a $100-million-plus project that includes 198 units of independent living space, 48 assisted-living residences, three retail buildings, a community center, and significant site improvements.

Ankrom Moisan Architects is the designer of the project, which spans six acres of former open field space. Site work began in early 2017 with grading, installation of utilities and geopiers, which run eight feet on center under every structure. Construction of buildings commenced last May.

The initial scope of the project was for six new buildings consisting of a mix of independent and assisted living, a retail structure, and the community center. After construction had begun, two more retail buildings and a fourth independent living building were added to the project, extending the duration of the project by approximately six months.

The four independent living buildings are all three-story wood-framed buildings over single-level below-grade parking structures. Buyers of the one- and two-bedroom units are being given the option to pick custom finishes, which R&H is keeping track of using a software program it has used on previous projects to track building multiple units with a wide variety of finishes.

Approximately 300 trades workers are currently working on the site, and the contractor has a team of about 15. The project team also includes landscape architects PLACE Studio, civil engineers Humber Design Group, and structural engineers Froelich Engineers. The mechanical/electrical/plumbing/fire protection systems are design/build by Prairie Electric, Tapani Plumbing, Hunter-Davisson, and Patriot Fire Protection.

The first of the residential buildings is slated for turnover late this year, with two more slated to follow in the coming months. The project is slated for total completion by fall of 2019.

Construction has commenced on a significant expansion of the Mary’s Woods continuing care retirement community in Lake Oswego. General contractor R&H Construction began earth work last month on The Village at Mary’s Woods, which will add 380,000 square feet of residences and amenities to the campus. The project, designed by Ankrom Moisan Architects, will consist of six new buildings.

Three apartment buildings will have a combined 144 one- or two-bedroom units, and will each have daylight basements with parking, a post-tensioned concrete deck at grade, and three levels of wood framing. A commons building containing common areas and amenities will be two stories of steel framing over concrete and a daylight basement with parking. A three-story, wood-framed assisted living building will have 48 units, and a small single-story building will house retail tenants and/or a fitness center.

In keeping with recent trends in senior housing development, The Village at Mary’s Woods will be heavy on residential amenities and offer a small-town feel with buildings centered around a town square. Common areas will include a large dining room, a bistro, a bar/lounge, a wellness and fitness center, a performance auditorium, an art studio and gallery, a salon and a spa.

The project is slated for total completion by late spring 2019.
