SIGNIFICANCE OF PROJECT: De La Salle North Catholic High School offers a private, faith-based college preparatory education to urban students with limited educational opportunities, turning no one away because of an inability to pay. Since opening in 2001, the school rented two locations. Now it’s operating at the first new Catholic high school campus in Portland in more than 50 years. De La Salle North Catholic is co-locating with St. Charles Parish, which previously operated a Catholic elementary school from 1950 to 1986.

A $26 million capital fundraising campaign was led by Mary and Tim Boyle, in two phases over 30 months. Phase one included $20.5 million for renovation of an existing building to become an academic wing, and new construction of the commons, courtyard and parking lot. Phase two sought $5.5 million for a gymnasium and additional work. Phase one of the campaign was launched publicly in March 2020, just as the COVID-19 pandemic hit. At that point $2.2 million more was needed in order for construction to start. Undeterred by uncertainty generated by the pandemic, the fundraising team successfully met its phase one goal and broke ground in July 2020. Two months later, the team raised the minimum amount required to build the gymnasium.

The new campus accommodates more than 350 students. It includes a private courtyard, a commons, state-of-the-art science labs, a specialized art classroom and the Michael Kelley Gymnasium. The science classrooms can accommodate both technology-based and hands-on learning in physics, biology and chemistry.

The school welcomed 274 students on Sept. 7, while crews finished constructing the commons and gymnasium. A ribbon-cutting ceremony is scheduled for Oct. 22.

A 97-year-old single-story warehouse slightly north of Portland’s has received several renovations over the years. The latest one might be the most extensive.

The Premier Gear & Machine Works building, on nearly a full block bounded by Northwest 17th and 18th avenues and Savier and Thurman streets, is being gutted and transformed into creative office space. is the developer. The project team includes , and .

“Overall it’s an addition, square foot wise because we’re adding a second level,” Lorentz Bruun Construction project engineer Mark Drahota said. “Right now it’s about 40,000 square feet, and with the second level we’re going to add roughly 15-20,000 more square feet, so it will be roughly 60,000 square feet when it’s all said and done.”

The adaptive reuse project includes a substantial seismic upgrade. Steel, buckling-restrained brace frames and shear walls were installed to connect the roof to the rest of the building.

The outside of the building is not going to experience wholesale change. That’s reserved for the interior, where crews are adding a mezzanine level, new entrances, new windows for the south side of the building and a large covered outdoor terrace.

The new design incorporates the building’s original features and pays tribute to the legacy throughout the additional space, which is being constructed with heavy timber – mainly glulam beams and columns and Douglas fir car decking flooring on the mezzanine level.

An elevated sky-bridge will connect the north and south halves of the mezzanine level, while an outdoor patio for tenant use will be notched into the building on the south side.

Construction crews are continuing to encounter remnants of previous building expansions, Drahota said.

“As we’ve dug into the building we’ve found different issues, old-school stuff,” he said. “That’s definitely been the biggest challenge.”

Different construction types were used for each project, leading to some unique discoveries last summer during the demolition and abatement phase.

“There was asbestos abatement and little bit of lead abatement, but not very much,” Drahota said. “It was mostly just warehouse space, but there was some existing office space that had some stuff we had to do. But it definitely had to be taken care of. It was a lot of work to remove all the existing beams and clear the space.”

The building’s south side featured newer concrete tilt panels, but the older north side was mostly board-formed with a heavy timber interior. The latter featured some hefty 14-inch-by-30-inch solid Douglas fir beams carved from old growth that is long since gone.

“It’s a menagerie of styles,” Lorentz Bruun project superintendent Bruce Fabian said.

Approximately 150 window openings had to be cut into the existing concrete exterior walls as part of demolition, according to Fabian.

“At one we had four saws running at one time just to make schedule,” he said.

Then there are vintage overhead gantry cranes, including at least three that formerly graced the warehouse. One will remain on its rails as a reminder of earlier times.

“A lot of the crane rails were supported by timbers, as well, and we actually left some of those existing crane rails up,” Drahota said.

But now, carpenters with Framing Force of Molalla are installing the last of the car decking flooring and glulam beams, while mechanical, electrical and plumbing subcontractors prep for rough-in work. Crews with Nuwave Concrete of Forest Grove are also on site finishing the massive new floor slab.

Other members of the project team include: Humber Design Group, which performed civil engineering; MFIA Inc., which carried out MEP design and engineering; and Shapiro Didway Landscape Architecture.

Project completion is scheduled for June 2020, although the COVID-19 pandemic could lead to that date changing.

Last year, Oregon State University completed a long-range expansion plan for its Cascades satellite campus in Bend that calls for construction of entirely net-zero-energy structures on a former pumice mine and landfill.

The first major project of that initiative is now in the design stage as SRG Partnership works with and construction manager/general contractor on a four-story, 50,000-square-foot academic building. A host of green strategies – including a photovoltaic solar array, an exterior shading system, radiant heating and cooling systems, gray water storage, and other active and passive systems – are expected to ensure the building produces more energy than it consumes.

“We’re pretty excited about this project for a variety of reasons,” SRG Partnership principal Carl Hampson said. “It’s very aspirational with what the university is trying to do.”

An ambitious master plan calls for construction of dozens of new academic, residential and student life buildings. This first one, dubbed Academic Building 2 for the time being, will be used for science, technology, engineering, arts and mathematics education.

Construction will take place on part of a former pumice mine. The site, Hampson said, will eventually serve as a gateway to new campus development along with a future student center planned for an adjacent parcel.

“That will be the defining feature of the campus,” he said.

The new academic building will have a rectangular floor plate. It will be oriented east-west, with the longer sides facing north and south to maximize effectiveness of a rooftop solar array.

Roughly half of the ground floor will be embedded below grade because of the slope of the site. That slope, however, has allowed designers to include a large amphitheater with both indoor and outdoor seating divided by a two-story curtain wall system.

“We’re bringing it inside the building so the landscape and the building become one gesture,” Hampson said. “Plus the indoor space has quite a bit of flexibility because adjacent to it are two large classrooms that will have partition walls so they can reconfigure that overall space for a variety of uses.”

All four floors will have learning spaces, including specialized classrooms able to accommodate curriculum-specific equipment. Laboratories and engineering spaces are planned, along with maker spaces for art, engineering, computer science and outdoor product programs. Other collaborative, informal spaces will serve both staff and students.

The project is intended to be a model for the rest of the proposed net-zero campus. In part, this flexibility comes from the mass-timber structural elements, which allow for long interior spans and the ability to easily reconfigure interior walls.

“We’ve laid the building out in a narrow floor plate,” Hampson said. “We’ve got 30-foot-deep bays with a central corridor running down the middle and no columns in the bays. That way you can divide that long linear space however you want to move the program inside.”

Structurally, glulam beams and columns are being used along with cross-laminated-timber floor panels. Only the slab-on-grade foundation and shear walls at each corridor’s end will feature concrete so the project’s carbon footprint can be minimized.

“We looked at different options,” Hampson said. “We were looking at them from a cost standpoint and which supported the modular flexible approach, and all of them worked. But the mass timber made the most sense. The erection time is less than steel, so there’s cost benefit there. But the biggest benefit is all of this wood expressed on the interior.”

One final unique element is the building’s core. It contains elevators, mechanical systems and restrooms.

“We’ve centralized everything in one location so it simplifies distribution of systems and creates an order that can be then replicated,” Hampson said.

On the exterior, a series of vertically oriented metal panels will provide shade to large windows that will stretch from low-slung sills to the underside of the deck on each floor. Central Oregon’s climate influenced this choice.

“It’s much colder in the winter, but because of the functions in the building there are lab spaces and such that generate heat,” Hampson said. “The cooling loads will put more of a strain on this building, so we’re making sure to maximize the daylight in here. But we’ve organized the patterning to minimize the excess heat gain and created some solar advantages with the metal panel on the window.”

Ground has not been broken yet; however, project literature lists fall 2021 as the target to open the building.

“It’s a very dynamic building,” Hampson said. “But also from a cost standpoint, given the challenges of net zero and building on the edge of a mine and the sloping site, I think we’ve come up with a very strong solution that balances all the elements.”

‘s Sideyard fits snugly into place as one of the final pieces in the rapid redevelopment near the Burnside Bridge‘s east end.

In many Portland neighborhoods, Sideyard would stand out as a five-story building constructed with cross-laminated timber and a modern, geometric envelope. But that isn’t so at the bridgehead, where Sideyard’s older sibling, Yard, looms 21 stories and the brightly colored, swirling façade of Guerrilla Development‘s Fair-Haired Dumbbell competes for attention.

Cross-laminated timber manufactured by D.R. Johnson Inc. in southern Oregon supports the structure. The compressed wood panel products were processed by Cut My Timber, a Northwest Portland company.

“It’s not only a beautiful building; it’s a special location at the ,” said Claudia Munk-von Flotow, chief operating officer of Key Development.

The location at 365 N.E. Couch St. offers two retail frontages – one on Third Avenue and the other facing the Burnside-Couch Couplet. Drivers traveling toward the bridge slow as they flow around Sideyard.

Key Development is well on its way to filling the approximately 25,000-square-foot building with commercial tenants. Ferment Brewing, which like Key Development is based in Hood River, will occupy one of the retail areas. Ferment focuses on traditional beer styles such as extra-special bitter, porter and saison; however, it also brews kombucha and makes a variety of pickled vegetables. Ferment will work with a chef-driven hospitality group on a food concept, Munk-von Flotow said.

Floors three, four and five offer approximately 5,000 square feet of office space at each level.

“We’re talking to a couple of creative agencies in town now to take all of it,” Munk-von Flotow said.

Most likely, two tenants will take the three floors, she said.

“Nothing is inked, but we’re having serious conversations,” she said.

Sideyard is part of an emerging generation of cross-laminated timber office buildings, particularly in the Central Eastside. The Portland-metro area is quickly becoming the premier one in the United States for cross-laminated timber construction. CLT is regarded as more environmentally friendly than concrete-and-steel and often is quicker to erect. The material lends itself to open-floor designs with exposed wooden beams that have proved popular with office tenants.

Andersen had limited elbow room to construct Sideyard. The parcel – known as Block 76 West – had served as a construction staging area for earlier projects. There was no such empty parcel for construction of Sideyard.

“It’s a postage stamp,” Catena Consulting Engineers principal Jason Thompson said of the site. “CLT works well for that kind of construction.”

At Sideyard, the use of concrete shear walls keeps lateral forces in check. Also, mass plywood is employed in the staircase.

For Key Development, Sideyard’s opening is a milestone. The developer first became involved at the Burnside bridgehead in 2010 by responding to a request for proposals from the Portland Development Commission (now Prosper Portland).

Key Development in December 2016 made a profitable exit from Yard, for $126.68 million to a Thailand-based investment firm. Munk-von Flotow said there are no plans to sell Sideyard.

“We’re not particularly interested in letting go of this jewel box,” she said. “We love this building. Our partners love this building.”

General contractor is building for a new three-story, 60,000-square-foot medical office building at the existing Providence Newberg Medical Center. Designed by , the building will house noncritical services that currently occupy space in the hospital.

“It will free up a lot of space in the hospital,” Providence communications manager Mike Antrim said.

Notably, instead of a welded moment frame system, chose to employ a bolted moment frame system created by California firm SidePlate. Its use is expected to slash the time needed to erect structural steel, eliminate the need for brace frames or shear walls, and cut the amount of necessary welding to a minimum.

“That was one of the things that SidePlate set out to do with this system,” Catena principal Jared Lewis said. “Is there a frame connection we can utilize that’s a simpler replacement?”

Bolted systems aren’t new, but SidePlate’s is unique because of the way joints are formed.

“That connection is really meant to be very rigid and maintain its connection point and force the beam itself to go through the inelastic displacements and energy dissipation,” Lewis said. “So that if the beam gets damaged you can replace the beam and the connection should remain intact.”

Use of a bolted system also can save time. Ironworkers needed just nine days to erect structural steel and bolt together the support columns, beams and other elements for the new Providence building. Fortis superintendent John Lawrence estimated the work would have required around 15 days using welded connections.

SidePlate “did all the welding of the plates,” Lawrence said. “They’re prefabricated and welded in their shop, so it’s just a matter of an interlocking system and the installation of an exorbitant amount of bolts at the moment frames.”

The system provided multiple bonuses, JRJ Architects principal Tom Wesel said. One is that there is no need to worry about scheduling full-penetration welds, which require time-consuming preheating of steel in cold weather. Also, without brace frames or other vertical obstacles, the building could be opened up to natural light. Plus, future renovations will be easier as a result.

“We have more usable square footage out of this system,” Wesel said. “Often the bracing systems end up on the perimeter, so we’re working around them where windows could be, and we basically had a free reign around the perimeter to get that light access.”

Ground was broken on the project in August 2018. Currently, ironworkers with By Design Steel Services of Colton are installing steel decking while Whitaker Ellis carpenters build formwork and otherwise prepare for concrete deck pours on levels two and three. Site work is mostly complete, but underground utility work also is continuing.

Once concrete is poured, crews will begin work on the exterior skin and a temporary roof. That will allow interior framing and mechanical, electrical and plumbing work to commence.

The building is scheduled for substantial completion by mid-November, with opening set for December, Antrim said.

is preparing to expand its presence on the southwestern edge of the Portland-metro area.

The health care giant recently unveiled plans for a new three-story, 60,000-square-foot medical office building near the existing Providence Newberg Medical Center off of Oregon Route 99W in Newberg. A is being reviewed by the city of Newberg, which has 120 days from the date of submission to either give or withhold approval.

“It’s the largest new (medical clinic) project for the Oregon region this year, so there’s quite a bit of excitement around it,” Providence Health & Services senior construction manager Weston York said. “You don’t get to build a greenfield medical office very often anymore, so it’s kind of exciting to do that.”

The new clinic will provide outpatient oncology services such as chemotherapy treatment and pharmaceutical sales, and rehabilitation services as well. The project has been in the works for several years, York said.

“The original hospital was built in the early or mid-2000s,” he said. “And there has been such growth in the market that there is the need to grow our primary care group, as well as an expanded cancer service line.”

After construction wraps up and services move from the main hospital building, Providence plans to renovate a portion of the latter building. Altogether, the projects will have a budget of $46.7 million.

“Once services move out of hospital to new building there’s a project to put an outpatient center in the vacated space,” York said. “So, yes, it is a larger effort to expand services on campus.”

The applicant for the project is JRJ Architects, a Beaverton firm that specializes in designing hospitals, clinics and other health care facilities.

The project takes many of its aesthetic cues from the neighboring Providence Newberg Medical Center, JRJ Architects principal Tom Wesel said. That building opened in 2006 with a Leadership in Energy and Environmental Design gold rating.

However, the new clinic will have distinctive features.

“Being on the campus with the first gold-certified hospital, we’re making sure that we respect the architecture of the existing campus and also have some elements with in this building that make it its own,” Wesel said. “The building interior is based on some new clinic models that Providence is working, and it’s mostly trying to improve patient comfort and service.”

One key design element focuses on maximizing separation between clinic medical staff and patients.

“We’re focusing on getting a patient the opportunity to go to the exam room sooner and have more services delivered in the exam room and less time waiting,” Wesel said.

One complication for the clinic project is the long-planned Newberg-Dundee bypass. There is an overlay zone across a swath of land slated for that Oregon Department of Transportation project. That zone runs right up against the southern edge of the Providence campus, which influenced how the new clinic will be positioned.

“Our site was constrained by the potential bypass,” Wesel said. “Providence owns more land, but we were respecting the proposed location of the bypass corridor. We’ve had a number of conversations with and Newberg as it relates to the bypass corridor, and the potential for that is there. And based on the overlay we did have to adjust our footprint.”

A separate traffic analysis of the project site by , Newberg associate planner Keith Leonard said, showed that existing roads will likely be able to smoothly handle traffic generated by the new clinic.

Ground is expected to be broken this summer, York said, and the clinic is scheduled to open at the end of 2019. The hospital renovation would then take place during 2020.

“It’s kind of sequenced,” he said. “The new building needs to go first, and once it’s open we’ll do the renovation work. Our plan is to break ground and start prep of the site this summer so we can get our building pad in before the rains come.”

Significant work remains available for subcontractors to bid on, York said.

“There definitely still is opportunity,” he said. “We’ve done some best value selection with the mechanical and electric teams, but other than that there is a traditional procurement for the rest of the building.”

Currently, the project is in a 120-day design review period. Review is still in the early stages, Leonard said.

“I’m just starting to get comments from the various agencies,” he said last week.

education_2nd_psu_karl_miller_center teamed with and to complete a 147,000-square-foot refurbishment of Portland State University’s existing Graduate School of Education and School of Business Administration in downtown Portland.

The $50.223 million project included renovations to the as well as a new 36,000-square-foot pavilion. A visually captivating glass atrium connects the two.

The project targeted Platinum certification. The Karl Miller Center features a modern, cantilever design, the complexity of which posed plenty of challenges for the project team. Close collaboration and strong communication allowed the project team to successfully complete the project, despite having to conduct construction while classes were in session. Unusually harsh winter conditions also required Skanska and its subcontractors to turn to innovation and get creative in order to deal with unusually heavy rains and freezing temperatures.

A close working relationship also allowed the project team to help reach its goals for sustainability. Features such as a green roof and a series of filtering planters and high-performance walls and windows resulted in the project earning LEED Platinum status.

The project was completed in time for the beginning of the fall 2017 term, earning praise from administrators from ‘s business school.

“Even with a myriad of challenges, the construction crew and subcontractors were professional and attentive … no small feat as the building was also occupied with over 4,000 students on the last day of the project,” Cliff Allen, dean of the business school, wrote in a letter of recommendation for the project.

A project to upgrade the home of Portland State University‘s School of Business Administration will include the renovation of more than 100,000 square feet and an addition totaling 38,000 square feet.

General contractor Skanska began work on the project’s first phase in August with partial demolition of the building’s west side, which formerly housed the university’s Graduate School of Education. That portion of the building has been reduced to its structural elements and is being modernized with new HVAC, electrical, plumbing and communications systems, exterior walls and windows.

The business school will relocate into the west side upon completion of renovations in September 2016, allowing the project’s second phase to begin with demolition and modernization of the building’s east side.

The project’s third phase, which is being performed simultaneously with the renovation work, is construction of a 38,000-square-foot building that will connect to the existing building via a five-story, glass-lined atrium with a sloped roof and crisscrossing stairs and bridges.

Upon completion of that building, the business school will have 21 classrooms – three times as many as it has now. The building will also contain 10 project and team rooms, four industry-specific centers, multiple common spaces and study areas, and new offices for faculty and staff.

The $60 million projectwas designed by Inc. and German firm . The engineering team includes PAE Consulting Engineers Inc. for mechanical/electrical/plumbing, for structural, and Consulting Engineers for civil. is the landscape architect.

The building will open in August 2017 as the , named for the grandfather of donor Rick Miller, a alum.

Yellowstone National Park will get an infusion of Portland design, after the park’s foundation this week announced winners of two design competitions.

Otak won for its landscape architecture designs of restoration work and improvements on deteriorating north and south rim trails and overlooks from Inspiration Point to Artist Point.

Five firms submitted entries for the trails and overlooks competition, and four submitted entries for the Youth Campus competition.

All of the design entries were underwritten by the competitors, Yellowstone Park Foundation spokeswoman Melinda Gable said.

“They all did it pro bono, and it was tough to pick a winner,” she said. “The designs are all great, and all the firms spent a lot of time and money.”

Otak’s design calls for rehabilitating historic elements, rerouting trails away from dangerous areas with stone and boulder barriers, creating new walkways and other improvements using natural materials and adding informational signage, according to a statement from the foundation.

Chad Weiser, an Otak principal, said he has worked with the National Parks Service on multiple types of projects over the past 15 years. For the Yellowstone design, he is leading the team that includes project manager Keith Bates and project designer Cliff Lind. All are landscape architects at Otak, Weiser said.

“We are very excited to be working on and involved in rehabilitating seven overlooks and the interconnecting trails of Grand Canyon of the Yellowstone,” he said. “It’s a very large canyon carved out by the Yellowstone River, so these overlooks are perched along the rim of the canyon to give views of two beautiful waterfalls.”

The design team had to consider erosion factors and public safety, Weiser said, because the overlooks are on the edge of steep drops.

“We’re also very sensitive to being in a national park and creating a design that fits into the context and preserves views throughout the canyon,” he said. “We are trying to be subtle in use of materials and choices so the overlook you see across the canyon blends in.”

Hennebery Eddy Architects won its competition for the Youth Campus based on the design for the redevelopment of a youth meeting hall – a 1978 building at Mammoth Hot Springs. However, the plans have expanded considerably, firm principal Tim Eddy said.

“This is a big deal with stiff competition and we are very excited to be participating in the project,” he said. “We’ve been working on it for a number of months and are nearing the completion of the schematic design which, at this point, is a 48,300-square-foot facility including five buildings.”

In addition to the youth hall, the design includes plans for three dormitories and a commons building with a dining hall, classrooms and a commercial kitchen to meet the needs of the busy campus, Eddy said. The Youth Campus is “essentially a residential and environmental learning facility,” he said.

“It supports the Youth Conservation Corps in the summer and for the balance of the year supports a program called Expedition Yellowstone that serves elementary school kids,” he said. “They stay at the facility a few days and take trips into the park. It’s a very busy place.”

In keeping with the theme of environmental learning, Living Building Challenge certification – via the International Living Future Institute – will be pursued for the Youth Campus structures, Eddy said.

“We’re also pursuing (Leadership in Energy & Environmental Design) for the project, but rather than just reducing consumption, the buildings need to be restorative,” he said. “Instead of net zero it will need to be net positive energy.”

Eddy said his team also is addressing wastewater treatment and other environmental issues.

The team includes , , , , Rider Levett Bucknall, and the Bozeman, Montana, office of Stahly Engineering & Associates.

Construction of the canyon project will begin next year, Gable said, at Inspiration Point. The expanded Youth Campus design will go through more review and permitting processes before work begins.

“There’s also weather conditions because the winter weather here is very severe and would have an effect on either project,” Gable said.

Construction will be managed and contracted by the Federal Highway Administration, with oversight by Yellowstone National Park, she said.
