Ross Kelley is a principal at Menashe Properties, where he has worked for more than six years in commercial real estate. He helped lead the firm鈥檚 contrarian acquisition of Montgomery Park in Portland in 2024 and 230 Monroe in Chicago in 2023. Each marked the company鈥檚 first landmark office property purchase in the respective markets.

Kelley explained that both acquisitions were executed against prevailing market sentiment, demonstrating the firm鈥檚 commitment to long-term value through disciplined execution and relationship-driven investing.

He said his leadership approach focuses on staying adaptable and acting decisively during market volatility to transform challenges into opportunities that create lasting value.

Kelley, who has been involved in the industry for 14 years, is on the board of Building Owners & Managers Association of Oregon, where he will serve as president in 2026, and the board of the YMCA of Columbia-Willamette. He also serves on the land use committee of the Multnomah Athletic Club and the jobs committee for De La Salle North Catholic High School.

Kevin Kellogg oversaw all real estate development programs for the Hacienda Community Development Corporation in Portland before recently joining Gorman & Company as its market president for the Pacific Northwest, which includes Oregon, Washington and northern California.

In that role, Kellogg is focused on community revitalization through the creation of high-quality, mixed-income housing. He brings a wide range of skills sets to the team, such as establishing and maintaining co-development partnerships, developing affording rental housing, redeveloping public housing, expertise in policy development, grant-funded research on sustainability and equitable development.

Stefanie Kondor has overseen the creation of more than 1,500 affordable housing units during her 13-year career in real estate development, including the past seven with Related Northwest where she serves as executive vice president of development. Her work focuses on envisioning and developing affordable housing projects that support underserved communities while incorporating systems designed to help families thrive.

Kondor leads development efforts with an emphasis on collaboration and collective input, working to create accessible housing solutions with built-in resources for residents. She balances her professional responsibilities with active involvement in her children鈥檚 lives, coaching youth sports and supporting their volunteer activities.

She serves at Portland State University鈥檚 Center for Real Estate. Previously, Kondor served on the Portland Housing Advisory Commission, the city鈥檚 primary forum for affordable housing policy discussion, and the Portland Inclusionary Housing Stakeholder Committee. She also served on the board of directors for the Boys & Girls Clubs of Portland and participated in the city of Hillsboro鈥檚 Community Action Committee on Housing Needs Analysis.

Chris Nelson, a Capstone Partners LLC principal, co-founded the diversified real estate development business in October 2002. He now has more than 36 years of industry experience. Nelson has guided the company through multiple market cycles, establishing a track record of resilience and growth.

Nelson serves as partner with Social Venture Partners in Portland and holds positions on the investment committee for the 1803 Fund and the advisory board for ULI Northwest鈥檚 Portland District Council. He is also a member of Bull Run Center, a civic engagement organization in Portland.

Nelson explained his business philosophy centers on excellence and continuous improvement. He noted the importance of doing things better than before, eliminating errors and anticipating requirements. His approach emphasizes acting from reason, mastering circumstances and accepting nothing short of perfection. Sam Rodriguez brings nearly two decades of experience as an architect to his role as senior managing director for Mill Creek Residential, where his focus is on the Oregon, Southwest Washington and Utah markets.

He previously served as a development associate for Trammell Crow Residential鈥檚 Pacific Northwest division. While there, Rodriguez successfully managed Tupelo Alley and Riva on the Park from design through construction. Before joining Trammell Crow, he worked as a project manager for a Portland residential developer for two years.

Prior to his work for the residential developer, Rodriguez practiced architecture for 16 years, the last six as a senior associate and project manager at SERA Architects. In that capacity, Rodriguez oversaw construction of several award-winning, urban mixed-use and multifamily projects in Portland. These include 8 NW 8, The Avenue Lofts, The Civic and The Tate Condominiums.

Rodriguez, who received a bachelor鈥檚 degree in architecture from the Central University of Venezuela, has been involved in the design, development and construction of more than 4,000 apartments throughout his career.

With more than 25 years of real estate investment and development experience, Kelly Saito oversees all acquisition and development initiatives at The Green Cities Company. His experience includes project sourcing, feasibility, financing, planning, construction, leasing and property operations. He also serves on the firm鈥檚 Investment Committee.

In 1996, Saito joined The Green Cities Company as the first employee of the firm鈥檚 original development company. In this capacity, he oversaw the development of $3 billion in assets. In 2002, he became a partner of the firm, and in 2009 he helped transition the company into an investment management firm, heading up all acquisitions and dispositions for investment capital.

Previously, Saito was a commercial real estate broker at Cushman & Wakefield. He holds a bachelor鈥檚 degree from the University of Oregon.

Saito sits on the Board of Advisors for the Boston Ballet and A Better City (Boston). He is on the Harper鈥檚 Playground Advisory Council and the Japanese American National Museum Board of Governors.
