A former manufacturing warehouse for fire station supplies is for sale to someone with a knack for redevelopment.

The A.G. Long Building, at 1125 N.W. 16th Ave., was built in 1911 and used to house A.G. Long, a company that specialized in producing firefighting equipment for the city of Portland. The building is for sale for $1.95 million.

A.G. Long was started as Long & Scott by Alexander G. Long and Eugene Scott in 1890, and its name was changed to A.G. Long in 1894. Some fire hydrants embossed with the A.G. Long name can still be seen in Portland and other cities in Oregon. The company manufactured parts of the fire hydrants in Portland, and other parts were manufactured in St. Paul, Minn.

The building today is a redevelopment opportunity, owner Joe DeJager said. He sees possibilities for the historic building, which borders the Pearl District. The building is about 30 percent occupied with a net operating income that is just breaking even.

鈥淚t needs to have someone to rehab it, and that鈥檚 not me,鈥� DeJager said. 鈥淲hen I bought the building it was full with tenants, and as the tenants have left, I haven鈥檛 been able to replace them.”

The building has three stories and 14,000 square feet. It has roll-up doors on the ground level. The building鈥檚 exterior is made of red brick and has a barely discernible decal of 鈥淒ougherty Shoe Manufacturing Co.鈥� on one side.

DeJager said the building could benefit from a conversion to creative space. The building is zoned for industrial uses and for areas that have a mix of uses with a strong industrial orientation.
