An industrial property on Northwest 23^rd Avenue in Portland could be the next retail spot in the area 鈥� for the right developer.

The property at 1825 N.W. 23^rd Ave. is a manufacturing facility and is currently occupied, but its placement on the busy retail street makes its ripe for redevelopment, according to broker Duncan Walker of Macadam Forbes. The property is for sale for $1.39 million.

鈥淚t鈥檚 functionally obsolete as a manufacturing facility,鈥� Walker said. 鈥淚t鈥檚 too small and has no good staging area.鈥�

The property鈥檚 current owner and tenant, West Side Pattern Works, a wood pattern maker, is looking to move to a better facility in another part of town. The owner has been actively trying to sell the property for at least six months. The property is on Northwest 23^rd Avenue near Thurman Street, bridging the gap between the northwest retail and industrial areas.

鈥淔orty years ago it was a great manufacturing place,鈥� Walker said, 鈥渂ut today it鈥檚 within walking distance of a whole lot of retail shopping.鈥�

The building has 2,694 square feet and was built in 1946. It sits on a 10,000-square-foot lot, making it attractive for another reason 鈥� parking. Off-street parking is rare in the area.

Walker says a buyer would need zero imagination to see the building redeveloped.

鈥淚f you put a fresh coat of paint and redo the windows, get through zoning,鈥� Walker says, 鈥測ou got a dynamite property. Question is how much money do you have to put in that for it to work.鈥�
