LCG Pence Construction started work on the Sunriver Homeowners Aquatic and Recreation Center in early March. The firm’s project managers always like to stay in touch with clients. In this case, however, the client is a group of more than 4,000 homeowners.

鈥淲e try to appeal to all of our clients,鈥� project manager Jason Terry said. 鈥淓very Saturday this summer we’ve had tours of the site. That’s been a unique aspect.鈥�

The SHARC project was approved by Sunriver homeowners, who are paying for the nearly $19 million project themselves. It will include a five-pool water park, a fitness center, picnic facilities, bike paths and sledding hills. The project is on schedule and on budget, Terry said.

However, before work even began, the association found that a six-acre portion of the 20-acre site was contaminated with asbestos and needed to be capped before crews could build. The association worked with the Oregon Department of Environmental Quality on a cleanup plan estimated to cost more than $3 million.

The homeowners association is suing the U.S. government for the cost to clean up the site, because it says the asbestos came from buildings that were part of an army training center that was demolished after World War II. That lawsuit is ongoing, but the actual cleanup issues were resolved, LCG Pence Construction senior project manager Paul Schulz said.

Schulz said his team scheduled the project to meet clients’ needs. For example, crews first improved a bike path frequently used by homeowners, who can now watch construction from spots along the route.

鈥淲e get constant input 鈥� whether it’s safety concerns, visibility issues, or if the construction webcam is down. There is really a direct link between the contractor and all of the homeowners,鈥� Terry said.

鈥淓veryone is excited about seeing this come to fruition,鈥� said Bob Nelson, president of the homeowners association.

One of the project goals is to create an attraction and amenity that will buoy home values in the community. The existing pool facility and some paths are deteriorating, so a new, 鈥渇irst-class鈥� facility is just what the community needs, Nelson said.

鈥淚t is impressive, and state of the art,鈥� he said. 鈥淏ut frankly, it’s required. It needed to be state of the art.鈥�

The remaining challenge for contractors will be to finish work on landscaping and outdoor pools, and to enclose a 30,000-square-foot building before winter weather hits.

The Pool Co., a pool contractor, will have limited time to add plaster to the pools.

鈥淲e need to get the pools plastered and filled with water before it gets too cold,鈥� Terry said. He added that plaster needs to be installed when the temperature is 45 degrees or warmer, and needs to wet-cure for 28 days. 鈥淚f we miss the window of time this fall, we won’t really have time next spring,鈥� he said.

Pool work is important for homeowners as well, because this weekend the old pool closes for the season 鈥� and perhaps forever, Nelson said.

The center is slated to open on Memorial Day weekend in 2012.
