Developer Patrick Prendergast of Prendergast & Associates, with and , is building a 48-unit apartment complex at 3934 S.W. Corbett Ave.

The approximately $6.2 million project, called the Corbett Heights, sits on a steep hill west of Interstate 5 above the South Waterfront district. Keith Fugate, the project’s architect, said the plan is to take advantage of the natural landscape.

鈥淭here are some really great views from this project as well, so we wanted to really focus and maximize all of the views so you could see Mount Hood and the Willamette (River) down below,鈥� he said.

Designing the building was easier said than done though, since the project’s site sits on a 100-square-foot chunk of land with a 20-foot drop in elevation. The first two stories will consist of concrete podium and will include three two-bedroom and one one-bedroom townhomes. Above the podium, four stories of wood framing will house nine studios, 25 one-bedroom lofts and 10 regular one-bedroom units.

The building will also have 12 tuck-under parking spaces, which Fugate said were particularly difficult to fit into the project given its slope. The slope and limited street space also promise to be challenging for Hoffman due to the limited area that can be used for storing materials and setup.

The general contractor will also need to step lightly around a series of power lines that run close to the future building, which Fugate said cannot be taken offline. Fugate said the developer hopes to target the market-rate apartment to students and young professionals.

The project joins a mix of century-old Victorian homes and newer infill buildings in the neighborhood and uses a series of bays to break up the exterior fa莽ade and blend in with its surroundings.

鈥淚t really tucks into the neighborhood pretty nice,鈥� Fugate said. 鈥淚t’s not overpowering but it’s not a historic knock-off of one of the original houses in the neighborhood. I think it’s going to be a nice addition.鈥�

Fugate said they are currently reviewing final comments for the building permit and hope to begin work in the next two weeks. The project is scheduled for completion in July 2013.
