City officials in Eugene have a 12,800-square-foot downtown retail building for sale, and they’re willing to haggle.
Downtown projects manager Amanda Nobel Flannery said officials have not set an asking price. “We’re asking for fair market value,” she said. “We’ll see how that is interpreted by interested buyers.”
Any buyers interested have until Dec. 14 to make an offer on the building at the corner of 10th Avenue and Olive Street. The building is next to the city’s transit mall and public library as well as the campus of Lane Community College.
“We’re really looking for an active use,” Nobel Flannery said. “We’re looking for something that will compliment the recent public and private investments in the area.”
According to records at the Lane County Assessor’s Office, the property has a real market value of $777,844 and a taxable value of $519,797.
City officials acquired the property, the current home of , in 2009 through a deal with in Seattle. The $3.9 million deal included the adjacent parking, which city officials later gave to Lane Community College.
The entertainment store leases the building from the city. When the building changes hands, Nobel Flannery said store co-owner Tim Smigley can cut a lease agreement with his new landlord or find other location. The Eugene Police Department already has dibs on a small section of the building to use as a substation.
Smigley moved to 942 Olive St. from his previous location on Broadway in 1991. Before that, the Olive Street building housed a Sears Auto Center.
Nobel Flannery said the Eugene City Council acts as the city’s urban renewal agency and will review proposals in late January.
