A multifamily developer with projects under way on Southeast Hawthorne Boulevard and Division Street is planning another on Southeast 12th Avenue at Taylor Street.

Aaron Jones, via Taylor Street Lofts LLC, has submitted a building permit application for a four-story, 96-unit project at 1110 S.E. 12th Ave. The site formerly was a parking lot for a nearby bowling alley, though Jones said the property’s previous owner had plans to construct a high-end condominium building there before the market crashed.

Joining Jones for the project is the same investment team involved in construction of a 74-unit project at Southeast 48th Avenue and Division Street, and a 77-unit mixed-use project at Southeast 26th Avenue and Hawthorne Boulevard. They’re using the name Urban IDM (investment, development, management) for their newest venture. The group purchased the site in March for $1.53 million, according to records obtained from First American Title Insurance.

“I still think there’s demand for that $900 to $1,200 per month product,” Jones said. “What we’re trying to do is create some quote, unquote market-rate workforce housing that gets people into the neighborhood and starts to densify things close in, and provide a product that people can still somewhat easily afford.”

The development will have 25 parking stalls, but Jones said that number may be increased to 43 if the market reveals sufficient demand. A rooftop deck, a workout room and a community room will also be included.

SERA Architects is designing the project; Jones hopes to start construction in the next month or two.
