Another high rise development could be in the works for the Pearl District.

Unico Properties has scheduled a pre-application conference with the city to discuss plans for an approximately $64.5 million, 26-story tower at . The full city block is currently home to a roughly 30,000-square-foot warehouse, and is bordered by Northwest Pettygrove and Overton streets, and 12th and 13th avenues.

If the project moves forward, the development would be the third high rise proposed for the Pearl District in a three-block radius. Hoyt Street Properties recently received design commission approval for a 28-story condominium on Block 15 (bordered by Northwest Overton and Northrup streets, and 10th and 11th avenues) and is working on financing.

On Sept. 5, Wood Partners will be seeking design review for a 16-story tower on Block 17 (bordered by Northwest Quimby and Overton streets, and 11th and 12th avenues). The company announced its plans last December.

Other developments in the immediate vicinity include Astor Pacific’s 177-unit The Parker, which is currently under construction on the block north of Unico’s property; BRIDGE Housing’s planned 123-unit project to the north of The Parker; and Mill Creek Residential Trust’s planned 280-unit project to the west of The Parker.

Unico could not be reached immediately for comment, but early designs for the tower show 275 dwelling units, 3,500-square-feet of ground-floor commercial space, and three levels of below-grade parking for up to 271 vehicles. ZGF Architects is listed in the application as the project’s architect. Proposed elevations show a point tower that is turned slightly out of parallel with the block, rising from a podium structure on the ground floor.

The pre-application conference will be Sept. 17 at 10:30 a.m., at the Bureau of Development Services offices at 1900 S.W. Fourth Ave.
