The Powers Warehouse and factory, constructed in 1925, is one of Portland’s oldest surviving industrial structures. It survived seismic events, floods, a temporary conversion to workers’ barracks in World War II, and numerous business and factory uses. In 2012, Beam Development purchased the building and set about renovating the 97,000-square-foot facility.

Full seismic code upgrades, soft demolition and careful deconstruction of the interior sections of the structure brought the character of the building to life while meeting modern-day building safety requirements and requirements for LEED certification.

Energy-efficient windows that resembled the building’s original ones were installed. Beams uncovered during the renovation were left exposed. Also, 30 percent of unnecessary structural materials were cleared. Concrete finishes and concrete floors were polished throughout the building, maintaining the original personality.

Renamed the Eastside Exchange, the building is now the newest and largest mixed-use office and retail center in Portland’s Central Eastside district.
