Developer John Carroll and architects from Ankrom Moisan on Friday presented preliminary designs to Portland Bureau of Development Services staff for a 90,000-square-foot mixed-use tower in the Pearl District.

The project at 535 N.W. 11th Ave. would take up one-quarter of the block and require demolition of the existing Jim Stevens Auto Body building. The replacement tower proposed by principal architect Steve Poland and associate architect Eric Talbot would be 12 or 13 stories and hold 89 apartments 鈥� studios, one-bedroom units and two-bedroom units 鈥� as well as 3,853 square feet of retail space on the ground floor.

Carroll said the team is looking into the economic feasibility of creating a brick facade.

鈥淲e’d like to make it brick to relate to the adjacent buildings,鈥� he said. 鈥淲e want to make sure it does connect back to the neighborhood.鈥�

Below ground, a stacked parking mechanism would provide 47 parking spaces. Project plans also call for rooftop amenity space for tenants.

Poland and Talbot asked Kara Fioravanti, project manager for the Bureau of Development Services, if she thought the Portland Design Commission would approve the design, which Talbot described as gridded with two- and three-story portals at the base of the building. Fioravanti said she thought the design had the kind of 鈥渟olid, simple, coherent and easily understood鈥� look the Design Commission likes to see.

鈥淚t’s such a basic hope,鈥� she said. 鈥淏ut you’d be surprised at how hard it is to get.鈥�

On Friday, no dates were set for future design or permitting meetings.
