Subaru of America Inc. has chosen the Gresham Vista Business Park for a new 600,000-square-foot distribution center.

The Port of Portland bought the 221-acre park in 2011 and has been working with the city of Gresham to market it. About 80 acres in the middle of the park is owned by ON Semiconductor, said Shannon Stadey, the city鈥檚 economic development director, but getting Subaru to come to Gresham is a huge accomplishment.

鈥淚t鈥檚 not every day that a city has the opportunity to welcome a global brand name company like Subaru,鈥� she said. 鈥淚t will increase capital investment and family wage job development.鈥�

The city started working with a broker at the end of January and helped meet Subaru鈥檚 guidelines by using Gresham鈥檚 new 66-day permit review development code, Stadey said.

鈥淭ypically you have 120 days to complete that work,鈥� she said. 鈥淲e have shortened it to 66 days, but just for traded sector users.鈥�

Trammell Crow Co. will work on a joint venture with Clarion Partners to build the distribution center, one of only about a half dozen owned by Subaru throughout the country.

Subaru also operates a 413,900-square-foot distribution center on land owned by the Port of Portland at the Rivergate Industrial Park, but it will not be impacted by the Gresham operation. The new center in Gresham, which will replace a distribution center in Japan, is expected to create about 50 new jobs.

The Gresham Vista Business Park, bounded by North Glisan and Southeast Stark streets and 聽Northeast 223^rd and Northeast 242^nd avenues, is less than a mile from Interstate 84 and within Gresham鈥檚 Enterprise Zone, according to a press release from Gresham. In addition to its size, the site is 鈥渟hovel-ready.鈥�

Steve Wells, senior managing director for Trammell Crow, said the new Subaru facility will be a master distribution center that will serve other distribution centers throughout the country. He said the sale of the land from the port was approved last week. Trammell Crow will retain ownership and Subaru will lease the property.

Wells said the entire process has gone smoothly.

鈥淲e had no real development issues and it was a huge effort by the city of Gresham,鈥� he said. 鈥淭hey bent over backwards to do it on the fastest possible pace.鈥�

The Port of Portland is also pleased with the city鈥檚 efforts, said Joe Mollusky, the port鈥檚 real estate program manager.

鈥淭hey were able to deliver in a time frame that met Subaru鈥檚 aggressive schedule,鈥� Mollusky said. 鈥淚t was a compressed time frame but the city really stepped up. They had to do property line adjustments that met Subaru requirements, but we worked extremely well together to get that done.鈥�

The Subaru plant will be built on 39 acres with room to expand, , leaving about 180 acres of the park for future development, according to Joe Mollusky, real estate program manager for the port.

Mollusky thinks Subaru鈥檚 presence will spur more interest in the industrial park.

鈥淭his is our first large industrial deal at Vista,鈥� he said. 鈥淚t鈥檚 very important in attracting business investment and jobs for Gresham to have a big name tenant like Subaru.鈥�
