Construction of a new 11-story, 150-room hotel in the Pearl District will start next year, following approval by the .

The commission spent about two hours discussing the Canopy by Hilton hotel planned at the corner of Northwest Glisan Street and Ninth Avenue, city planner Benjamin Nielsen said. The group eventually OK’d the proposal, but with a few conditions 鈥 including extension of a sculptural concrete ribbon that will create outdoor canopies.

鈥淭he commission wanted to see an additional door into the fa莽ade from the gallery space and the concrete canopy extended over the sidewalk,鈥 he said.

Another condition addressed the finish for the western wall at the property line, Nielsen said, because another building is being proposed for the lot next door.

鈥淭hat would leave some room for the architect and developer to spend less money on a higher quality finish since this face will be covered by a new building,鈥 he said.

Nielsen said commissioners also asked that the proposed loading door on Northwest Ninth Avenue be made of glass instead of metal.

The design calls for a rooftop terrace with a partial eco-roof and a two-story indoor winter garden that will extend from below grade to ground level. Retail space will include a bar and restaurant that will 鈥渟pill onto the sidewalk,鈥 according to architect Julie Bronder, project manager for ZGF Architects, the project designer.

The general contractor for the project is Construction. Each floor of the new hotel will be about 8,000 square feet and house 17 units, said Chris Hartson, pre-construction manager for Howard S. Wright.

Gene Sandoval, a partner at ZGF Architects, said the building will be distinctive because it will be clad primarily in a custom-folded aluminum panel system coated with several layers of a specially-printed polymer. The coating that was perfected in Japan and will provide a durable, bronze-colored finish.

鈥淭he coating we chose has an amazing warranty,鈥 he said. 鈥淚t’s also very playful and holds the composition to play with the light as it changes through the day.鈥

Darker gray paneling will be used for trim pieces on the cladding 鈥 to show layering, Sandoval said 鈥 and for the penthouse and roof-top mechanical enclosures. Exterior surfaces on the ground floor will be composed of smooth-finish, cast-in-place concrete ribbon with a clear-glazed aluminum storefront and folding window wall.

According to the Canopy by Hilton website, the brand was launched last year 鈥 about 20 of those hotels are in various stages of development. The first one, called Canopy Reykjavik, is due to open in Iceland early next year. Others in planning or under construction are in West Palm Beach, California; Denver; Washington, D.C.; New Orleans; Dallas; Baltimore; Minneapolis; and Chicago.

No two hotels with the Canopy by Hilton brand will be the same, according to the website, and each will be geared toward local tastes 鈥渢hrough design, food and beverage, art and knowledge.鈥

The owner of the hotel site is Menashe Commercial Properties, according to the Oregon Secretary of State’s website, and the developer is the Boccini/Pollin Group, which is also developing the hotel in Washington, D.C., said Boccini/Pollin co-founder and president Dave Pollin.

Pollin said the new hotel brand is customer-oriented with a 鈥渓ive, work, play鈥 philosophy reflected in features such as live music in the restaurant and pingpong tables in conference rooms.

That localized approach will carry over to public spaces, Sandoval said, with a focus on Portland’s food, beverages and city life.

鈥淭he ground floor will be like an open restaurant with gallery space and an open setting that connects to the sidewalk,鈥 he said. 鈥淎lso, the winter garden, a two-story space, will be one of the best rooms in the city and open to the public. The ground floor is not only for hotel residents but also for casual walk-in customers.鈥

Sandoval said the fact that Hilton chose Portland for its newest hotel brand is testimony to Portland’s growing status as a major hotel market.

鈥淧eople know it’s a destination, and it shows there is vitality and curiosity,鈥 he said. 鈥淚t’s not just another metal building. It will be very different and geared toward the local market and neighborhood in its design and furnishing and public spaces.鈥
