The developer of a Northeast Portland commercial site has applied for adjustment review to serve a proposed two-building project.

Notices have gone out to neighbors of the property on the northwest corner of Northeast Martin Luther King Jr. Boulevard and Northeast Alberta Street. Applicant Phillip Brown of Majestic Realty plans to build 20,000 square feet of leasable space, plus 93 surface parking spaces, according to plans submitted to the Bureau of Development Services.

The site is bisected by a public alley, and current plans call for 27 spaces to be configured so that drivers must back out using the alley. That aspect triggered the adjustment review.

In this instance, the Portland Zoning Code allows up to four parking spaces to be designed so that vehicles back out into the alley.

The 1.67-acre property (composed of seven adjacent vacant parcels) is owned by the Portland Development Commission and located in the King neighborhood. Majestic has proposed building a retail shopping center, with Colas Construction as the primary contractor. A letter of intent was signed for Colorado-based Natural Grocers to be the anchor tenant, after Trader Joe’s declined.

A decision on the use of the alley will be made by BDS staff. Written comments will be accepted up to 5 p.m. on Feb. 2.
