Another low-rise building in the Pearl District is slated to be traded for a contemporary high-rise.

Mill Creek Residential Trust last week submitted a design advice request for a proposed building 11 to 14 stories at Northwest 10th Avenue and Davis Street with ground-floor retail space and 112 subterranean parking spaces.

The proposed 135,000-square-foot building would include approximately 115 market-rate apartments, said Sam Rodriguez, senior managing director for Mill Creek’s Portland office.

The target demographic is a mix of young professionals and empty nesters who value urban amenities, he said.

The site of the proposed project, 205 N.W. 10th Ave., has a single-story, 5,000-square-foot commercial building constructed in 1921. It currently houses Kush Handmade Rugs, AzTech Signs and Jimmy Mak’s, a Greek restaurant and jazz venue.

鈥淲e just think this is a center-of-the-bull’s-eye location鈥� in the Pearl District’s Brewery Blocks, Rodriguez said.

Agreements are in place to move the current tenants, he said. Jimmy Mak’s, one of the city’s few jazz venues, 鈥渨ill be looking for a new location,鈥� he said.

Kush Handmade Rugs may have the option to return after the building is completed, Rodriguez said.

The architect for the project is SERA Architects. Kurt Schultz of SERA submitted a design advice request to the city of Portland on Jan. 14. No date for the meeting has been set.
