Menashe Properties has closed on the purchase of an eight-building office campus near Denver, extending its reach outside the Pacific Northwest for the first time.

The Portland commercial real estate firm paid $35.5 million, all cash, for the 600,000-square-foot Aurora Marketplace in suburban Denver. The seller was Broadreach Capital Partners, a real estate investment firm based in Hollywood, California.

It’s the second major out-of-market purchase for Menashe Properties. In January 2016, Menashe purchased a 225,000-square-foot office complex in Kent, Washington, for $26.5 million.

Jordan Menashe, a principal with the firm, said the Denver deal was based in part on a “gut feel.”

“When I got off the airplane, I got the feeling,” he said.

Denver, like Portland and Seattle, is a thriving market with significant in-migration, Menashe said.

“Denver is just a bigger Portland,” he said. “It’s a lot of fun.”

Tenants at Aurora Marketplace include Comcast, Raytheon and American Financing. The property is approximately 88 percent leased by some 65 tenants.

“It’s got a great tenant mix,” Menashe said.

Menashe said he’s considering additional investments in Denver and Seattle, as well as in Detroit, Salt Lake City and Boise, Idaho.

“You don’t want to put your eggs all in one basket,” he said.

Menashe said Broadreach took “wonderful care” of Aurora Marketplace, but he’s considering adding amenities such as a shuttle to a nearby transit station, and a recreation area.

“I have a couple of ideas to freshen it up,” he said.

In Portland, Menashe Properties is at work on the Canopy by Hilton hotel project in the Pearl District and construction of an office building at Southwest 12th Avenue and Morrison Street.
