Cook Security Group is preparing to leave its increasingly cramped headquarters in Milwaukie for a more spacious environment on Northeast Cascades Parkway.

The company, which focuses on electronic and physical security primarily involving financial institutions, in summer 2018 will move into a new three-story, 27,000-square-foot building designed by Scott | Edwards Architecture. The project is currently in the permitting phase. Perlo Construction plans to break ground on the new facility later this summer.

The building will feature three stories, including holes on the second and third floors to allow sunlight passing through skylights to reach the first floor.

鈥淭here were some initial challenges,鈥� Scott | Edwards Architecture Project Manager Chris Olenyik said. 鈥淲e had to do a bunch of shuffling to get their program on site.鈥�

An original city plan called for a street to be constructed through the middle of the site. That changed when an FBI facility was built on Northeast Cascades Parkway; however, the street was still on the city鈥檚 official plans, so a zoning change was required.

Also, the site was considered wetlands and is under the purview of the Port of Portland鈥檚 design review process. Plus, the site is subject to Federal Aviation Administration regulations due to its proximity to Portland International Airport. And the land is being leased from the Portland Development Commission with the added requirement that the facility achieve Earth Advantage gold certification.

鈥淲e had to figure out where to place the building that allows Cook Security to expand in the future,鈥� Olenyik said.

The project team has managed to overcome those hurdles to design a building that will include a large 鈥渕ain street鈥� with glass offices and conference rooms on each side. The building will also include a large open space connected to the first floor.

The third-floor 鈥減enthouse鈥� will include an employee break room, a workout room and two rolling, glass garage doors that will open onto a patio with a view of Mount Hood.

鈥淎 goal for the project is to be very friendly, very modern,鈥� Olenyik said. 鈥�(Company officials are) really laid back. They wanted the building to reflect that feel.鈥�
