Portland-area home prices jumped 10 percent in April, suggesting there has been no let-up in market activity during the busy spring buying season.
The median price of sold homes rose to $385,000, up from $370,000 in March and $350,000 in April 2016.
RMLS data released last week also shows homes spent less time on the market.
The Portland market has 1.7 months of inventory, up from 1.4 months a year earlier. Sold homes spent an average of 42 days on the market, down from 43 days a year ago.
Portland’s listing service counted 5,006 homes for sale in April.
“I feel like we have a little bit more inventory than we had last year, which is good,” said Emily Hetrick, a Keller Williams agent who focuses on close-in East Portland. “The interest rate is up, but not enough to drive out buyers.”
More buyers are making all-cash offers, she said.
Hetrick said she often prices properties slightly under what she thinks they’ll eventually sell for. That attracts more potential buyers for the seller to choose from, she said.
Hetrick said she tells buyers she represents to expect to make five to seven offers before one is accepted.
Portland real estate has seen some of the strongest price increases in the nation. The 20-city Case-Shiller Index showed price gains in Portland of 9.7 percent in February, second in the U.S. only to Seattle, where prices rose 12.2 percent.
There’s no sign that residential real estate is cooling, Hetrick said.
“We’re not headed for any kind of slowdown, either,” she said. “This isn’t a bubble that’s going to burst.”
