A Springfield apartment complex with 295 units has sold for $40.5 million to a California investment firm.

The sale of Brentwood Estates Apartments equates to $137,288 per unit or $116.34 per square foot.

HFO Investment Real Estate of Portland represented the seller, Brentwood Estates LLC, a Portland-based investment group. The brokerage said the transaction is the largest in Springfield’s history.

Brentwood Estates consists of 76 two-story buildings in duplex, triplex and fourplex configurations. The development at 317 30th聽St., east of Eugene, sits on nearly 24 acres and was built in phases from 2004 to 2007.

The buyer is incorporated in Oregon as Countryside Partners Springfield LLC.
