A proposal to build in Old Town a five-story office building with cross-laminated timber will go before the Portland Historic Landmarks Commission for design advice.

At a , applicant ZGF Architects will outline the project, which is planned for a quarter-block parcel on the northwest corner of Southwest First Avenue and Pine Street. The property, currently a surface parking lot, has been owned by the L-126 limited liability company since being purchased for $390,000 in 1987. Downtown Development Group manages this company, which is registered to Tonkon Torp Administrative Services, according to documents from the Oregon Secretary of State’s office.

The applicant has declared that it intends to design the building to meet the Living Building Challenge. The International Living Future Institute touts the Living Building Challenge as the 鈥渨orld’s most rigorous proven performance standard for buildings.鈥� Project teams are challenged to meet exceptionally high requirements in seven categories, or 鈥減etals.鈥� They include place, energy, water, health and happiness, materials, equity and beauty.

The design team is proposing approximately 57,000 square feet of floor space in the building. This would include retail space at the corner of Southwest First Avenue and Pine Street and an office lobby fronting Southwest Pine Street. Ground-floor amenities would include a bike hub and storage, showers, restrooms and lockers for tenant use. The second through fifth floors would be office space.

No additional parking spaces are planned for the development.
