The number of Americans ages 65 and older is projected to more than double from 46 million today to over 98 million by 2060, according to a report by the Population Research Bureau. With that in mind, developers of senior housing are looking to expand across the country. One of those new developments recently opened in the Portland-metro area.

Confluent Senior Living and MorningStar Senior Living, both based in Colorado, produced the MorningStar of Beaverton complex now open at 14475 S.W. Barrows Road in Beaverton. The 97,000-square-foot development is the eighth joint venture between Confluent and MorningStar, which owns, operates and develops senior living communities. LRS Architects designed MorningStar of Beaverton, and Pence Construction served as the general contractor. The project team broke ground in July 2017, and a ribbon-cutting ceremony took place Nov. 15.

The facility has 104 residential units: 66 assisted living suites configured as studios or with one or two bedrooms, and 38 secure memory care units for patients needing specialized care for Alzheimer’s or other forms of dementia.

Amenities include a spa, a 24-hour bistro, a fitness and wellness center, a massage therapy room also offering related services, a library and game room, a theater, a chapel, a salon and an outdoor courtyard.

Two other MorningStar Senior Living projects are planned in the metro area: one in Northeast Portland, and one in Happy Valley.

The latter development is under construction next to the Happy Valley Station food cart pod. It will be 83,000 square feet and provide 88 units – either assisted living or memory care suites. LRS Architects and Pence Construction are handling design and construction, respectively. Ground was broken in June and is expected to finish by summer 2019.

A pre-application conference with Portland Bureau of Development Services staff took place last month for the proposed project in Northeast Portland, near the border between the Kerns and Laurelhurst neighborhoods. Plans drawn up by Ankrom Moisan Architects call for a five-story building with 120 units on property at 3100 and 3150 N.E. Sandy Blvd. Approximately 72 structured parking spaces would be included.
