  • Design advice is pending for a seven-story mixed-use project with a total of 480 residential units, ranging in size from studios to three-bedrooms, with two levels of parking and ground-floor retail and resident amenity spaces, at 701 N.E. Seventh Ave. The project is being developed by San Diego-based Fairfield Residential. The applicant is Ryan Miyahira of Ankrom Moisan Architects, and the owners are Rasmussen Properties Ltd Partnership and Automobile Dealers’ Association of Portland.
  • Design advice is pending for a five-story assisted living and memory care facility on a parking lot adjacent to the Tonic Lounge bar at 3100 N.E. Sandy Blvd. Both properties were sold last year to a limited liability corporation registered to a La Jolla, California residence. The facility would have a total of 113 units and 70 structured parking spaces. The applicants are Brandon Lesniak of Denver-based Morningstar Senior Living and Mark Coplin of Ankrom Moisan Architects, and the owner is Sandy Lot Portland LLC.
  • Early assistance is sought for an interior tenant improvement to create a room with H4 occupancy for chrome plating in an industrial building at 8400 S.E. 26th Place. The applicant is Jim Douglas of owner East Side Plating Inc.
  • Early assistance is sought for the initial phase of industrial redevelopment of the Portland Meadows property, at 1001 N. Schmeer Road, with an Urban Logistics facility on the western EG2-zoned portion. A land division may be proposed following construction of the buildings in order to divide the property in a one-building-per-lot configuration. The applicant is Lee Leighton of Mackenzie, and there are multiple owners associated with the property.
  • Early assistance is sought for a 49-unit apartment building with five live-work units at 3675 S.W. Troy St., where a warehouse building sits. The applicant is Mark Taylor, and the owners are Paul and Traci Rigby.
  • Early assistance is sought for a new three-story building to be constructed on an existing parking area at the Portland International Plaza building at 8338 N.E. Alderwood Road. The applicant is Steven Maguire of Axis Design Group, and the owner is Port of Portland (Leased Yoshida Family Ltd Partnership).
  • A pre-application conference is sought for a Central City Master Plan for the Oregon Museum of Science and Industry property in Southeast Portland. OMSI hopes to have the plan approved by the end of this year. The applicant is Allison Rouse of ZGF Architects.
  • A pre-application conference is sought for a planned multifamily development on multiple adjacent parcels near Southeast 76th Place and Flavel Street. One option would include 22 multifamily units, two existing single-family dwellings and an accessory dwelling unit. Another option would include 16 multifamily units and an existing sixplex remaining in place. The applicant is Danelle Isenhart of Isenhart Consulting LLC, and the owner is Richard Cassar.
  • A pre-permit zoning plan check is pending for improvements to an existing commercial building at 336 N.E. 20th Ave., including new exterior paint and finishes and retrofitting of two existing entries. The applicant is Eric Hall of Eric Hall Architects Inc., and the owner is Oregonians Federal Credit Union.
  • A pre-permit zoning plan check is sought for the addition of a parking lot on an unimproved lot at 1818 N.E. Martin Luther King Jr. Blvd. The applicant is Mike Montgomery of Simpl Home Designs, and the owner is Helen Elsasser.
