The Portland Bureau of Development Services will hold a April 4 to discuss a proposal for a nine-story addition atop the parking garage serving the new Hyatt Regency hotel near the Oregon Convention Center in Lloyd.

The addition would hold approximately 120,000 square feet of office space, according to documents.

The applicant and developer is Prosper Portland, and the architect is ZGF Architects. The contractor would be , which is constructing the Hyatt Regency hotel and 442-space parking garage on behalf of .

The applicants are seeking a Type III land use review, which normally involves a public hearing before the .

The pre-application conference follows a January announcement that Prosper Portland had inked a $1.1 million contract with Mortenson for predevelopment services related to the project. That statement came at a Prosper Portland board meeting during which the hard costs for the project were estimated at nearly $57 million. Financing and other costs would bring that sum to roughly $72 million overall after plans to build 100 additional parking spaces were dropped.

Prosper Portland would own the office space, once finished, but the agency said in January it does not plan to move its own offices there.
