An office building near Washington Square has sold to a local investor for $9.8 million.
Atrium West Office Plaza was purchased by King Capital Investments, a limited liability company. The entity lists Thomas J. King of Portland as member and registered agent.
The fully remodeled 67,389-square-foot office building, at 9600 S.W. Oak St. in Tigard, was built in 1983. The sale price equates to $145.42 per square foot.
The seller was HighBrook Investors, a New York-based investment firm. Kidder Mathews Executive Vice President Zach Francis represented the buyer.
“This was a very challenging transaction that took place in the midst of the COVID-19 crisis, and we had to receive numerous extensions, price discounts and long bank delays in a rapidly changing lending environment,” Francis stated in a news release. “Through a little bit of luck and excellent negotiations, we were able to close at one of the lowest prices per square foot … for a building of this quality.”
The building is located slightly north off of Oregon Route 217, between Southwest 95th Avenue and Greenburg Road.
