A Type 3 procedure (zoning map amendment) is pending for 28 N. Russell St. Plans call for construction of a seven-story, mixed-use building with approximately 150 residential units. The development would include live-work units, retail space, and residential amenities on the ground floor. Parking would be behind the building. One request is to change zoning for the 20,000-square-foot site from Commercial Mixed Use 2 (Cm2) to Commercial Mixed Use 3 (Cm3) to facilitate removal of existing commercial buildings. Also, two adjustments are requested: one to reduce the minimum amount of active use on the ground floor from 25 percent to 18 percent, and the other to reduce the minimum landscape buffer between the parking area and east property line from 5 feet to a range of 0 to 7 feet. Annie Carlton of Deacon Development is the applicant, and Rose Neisz and Shirley Sloan are the project owners.
A Type 2 procedure (adjustment) is pending for 1201 S.W. 12th Ave. The proposal calls for changing certain business spaces in Century Tower and Century Plaza to educational classroom spaces. Due to this, a reduction in long-term bicycle parking is also requested. No exterior changes are proposed. Michael Meade of Hennebery Eddy Architects is the applicant and Century Tower LLC is the project owner.
