Ankrom Moisan Architects has taken over from LEVER Architecture as architect-of-record for Sandy Pine 鈥� Portland鈥檚 anticipated first mass-timber high-rise.

LEVER Architecture designed the 12-story, 125-foot-tall structure for SolTerra Capital. An $80 million new construction permit is now under review for the project at 900 S.E. Sandy Blvd. The Portland Design Commission approved project plans in June 2022.

The transition from LEVER to Ankrom Moisan as architect-of-record was planned about a year ago to utilize both firms鈥� skill sets, SolTerra Capital CEO Brian Heather said. Ankrom Moisan will carry the project through construction documentation and to completion. LEVER is still involved with the project as the design architect, he added.

鈥淲e felt like LEVER did an awesome job on the design side, but they don鈥檛 have nearly the same multifamily experience as AMA [Ankrom Moisan Architects] in Portland,鈥� Heather said.

Plans call for Sandy Pine to have 276 apartments (including six live-work units), three retail spaces and 2.5 levels of below-grade parking.

Along with construction documentation, Ankrom Moisan will perform Sandy Pine鈥檚 interior design and any other detailing required during the permitting process.

鈥淥ur priority is to maintain the design intent as approved and to maintain LEVER鈥檚 design intent and flesh out any components that still need coordination,鈥� Ankrom Moisan senior associate Ben Stinson said. 鈥淒o our best to make sure that the building turns out the way it was intended.鈥�

Sandy Pine鈥檚 mass-timber structure will be the first of its kind in Oregon. The point-supported structure鈥檚 CLT floor panels will be supported directly on a 10-foot-by-16-foot grid of columns without secondary beams.

The team landed on this structural solution after looking for a more efficient way to construct multifamily units with mass timber, Heather said. Slightly more than seven days will be needed to construct all floors, he added.

鈥淪o, pretty fast for 20,000 square-foot floor plates,鈥� he said.

Sandy Pine was partly inspired by the at the University of British Columbia. That 18-story, mass-timber building has a similar point-supported structure.

Construction of Sandy Pine is anticipated to start in late fall (depending on when the permit is issued) and conclude around the end of 2025.
