A mixed-use building proposal was tentatively approved by the Lake Oswego Development Review Commission on Monday. The project will return before the commission on March 20 for written findings and final approval.

Sunset Commons is planned for a site encompassing 16607 and 16667 Boones Ferry Road, in the West Lake Grove Design District. The property consists of two tax lots; both have single-family dwellings that will be demolished.

The new building will have approximately 3,400 square feet of commercial office space on the ground floor, eight loft apartments on the second and third floors, and a basement dedicated to mechanical equipment and storage.

The project team includes owner Schwab Holdings LLC, Steelhead Architecture, civil engineer Theta LLC, structural engineer Waypoint Engineering, and Darrell Mulch Landscape Architecture. Dwight Schwab of Schwab Holdings LLC told the 91视频 that a developer has not been selected yet.

鈥淭o be able to secure the construction financing, we need a main-floor tenant first and we are advertising for one,鈥 Schwab stated in an email.

The search for a general contractor could begin as early as this summer, according to Schwab, if an office tenant has been secured by that time.

The project previously gained approval in 2018, Lake Oswego senior planner Johanna Hastay stated during Monday鈥檚 meeting. That approval expired in October 2022 because construction had not begun by that point. There are no major changes to the design. Minor revisions were made to address current stormwater management standards and mitigation tree requirements.

The project includes removal of three trees to accommodate site improvements. The trees are not significant, Hastay said, and staff recommended approving their removal.

Parking will be located at the rear of the building. The proposal calls for 22 parking spaces.

鈥淭he applicant chose the Oregon Rustic (style), which was one of the allowed West Lake Grove clear and objective architectural styles,鈥 Hastay said.

The proposed design is compliant, Hastay added. Elements include a gable roof with dormers, deep eaves with decorative braces, and multipaned windows for the upper-story residences. The exterior cladding is a mix of cedar shingles, horizontal tongue and groove siding, and stone along the base.

The Oregon Rustic style was an appropriate look for the project, Steelhead Architecture founder and architect Gabriel Headrick said. The building will have a fair amount of stone on the base.

鈥淎s you go up to the second and third floor, you go to the units themselves, which are actually loft-style units,鈥 Headrick said.

The doors to the units will be on the second floor, with an open loft on the third floor and stairs within the units themselves.

At the rear of the building, a pedestrian walkway will connect to the residential lobby and common space outside. There will be a direct connection to Boones Ferry Road.

The commercial space will front the road, Headrick said. Some exterior space is intended to serve the commercial tenant.
