Terrace Glen Apartments, sitting on a 2.88-acre parcel in Tigard’s Metzger neighborhood, is a multifamily intergenerational community with 144 apartment units – from studios to four bedrooms – for low-income families and seniors.

From the ground up, the project team implemented cutting-edge methods to enhance livability and sustainability. An extensive photovoltaic solar array adorns the roof, harnessing renewable energy to power the community and reduce operational costs.

The use of high-quality materials in the exterior cladding ensures durability and longevity, while also providing a visually appealing facade. In a blend of old and new, materials from a demolished church were repurposed, honoring the site’s history. Glulam beams found new life as benches and stained-glass windows became decorative features in the multipurpose room. The project team collaborated to navigate significant grade changes, resulting in more comfortable living spaces with increased ground-floor ceiling heights.

Terrace Glen’s impact extends beyond its innovative design. It represents a pivotal step in addressing the need for affordable housing in Tigard. As the first large housing project specifically tailored for low-income families in the area, Terrace Glen serves as a model for inclusive, intergenerational living.

The project’s social and economic impact is profound. It offers housing for households making 30 to 60 percent of the area’s median income, providing a lifeline for those facing housing insecurity. Notably, three units are designated as permanent supportive housing for homeless youth aged 18 to 24, offering a pathway to stability and independence.

Terrace Glen’s Earth Advantage Multifamily Certification underscores its commitment to sustainability, with EnergyStar appliances and a solar array contributing to its Earth-friendly footprint.

Walsh Construction’s award-winning safety program ensured rigorous training and adherence to OSHA regulations. From high-visibility clothing to strategic traffic control measures, every detail was planned to create a secure environment.

The success of Terrace Glen was made possible through a strong partnership between Related Northwest, the Housing Authority of Washington County and other key stakeholders. Nonprofit organizations such as EngAGE and the Immigrant and Refugee Community Organization also played a vital role, fostering a sense of community and offering essential services to residents.
