Community Transit鈥檚 new Hardeson Road Service & Operations Building was once a two-story concrete tilt panel office building that now thrives as a bustling hub for the transportation agency.
As the construction team broke ground, it had a clear vision for the project that was guided by four pillars: 鈥淚 am valued,鈥 鈥淚 am learning,鈥 鈥淚 am caring鈥 and 鈥淚 am well.鈥 These principles would shape every decision, creating a space that prioritized employee wellbeing and fostering a sense of belonging.
The comprehensive renovation revitalized the existing building through exterior and interior improvements, structural and seismic upgrades and state-of-the-art mechanical, plumbing, electrical and technology systems.
Three minor additions created entry vestibules at the north, south and west entrances, and space for a new employee fitness center. The addition of more windows and skylights flood the building with natural light.
The heart of the building beats with amenities tailored to the needs of hundreds of employees 鈥 coach operators, supervisors, dispatchers and ambassadors. From wellness and fitness facilities to expanded shower and locker rooms, from computer and TV rooms to quiet and sleep rooms for recharging between shifts, every space is designed with the employee in mind.
The great hall, a spacious break area at the center of it all, serves as more than just a place to grab a snack or unwind 鈥 it鈥檚 a space for team cohesion, company gatherings and meetings. The hall features a meandering 鈥渃reek鈥 fixture, referencing the Merrill and Ring creeks that border the property, creating a feeling of movement through the main walking paths.
Outside, a screened patio area, enhanced landscaping and improved parking and traffic flow create a welcoming and efficient exterior. The challenges of integrating these changes alongside ongoing transit operations were met with strategic planning and careful execution. Phased construction ensured uninterrupted operations.
Mechanical and electrical systems bring the building up to a new standard with zero fossil fuel all-electric heat pump heating; there is no natural gas consumption. The high-performance variable air volume central air handling system utilizes high-efficiency ECM-type fans, high-efficiency heating and cooling and enhanced ventilation modes ensure air quality. LED lighting and state-of-the-art lighting controls help reduce energy consumption.
