 Early assistance – application

Plans call for renovating a 5,500-square-foot masonry building on a 10,504-square-foot site with a parking lot and a loading/​unloading zone. The work would involve demolishing interior partitions and exterior infill walls at the east elevation. The building would gain a new roof and structural (seismic) upgrades, as required. The proposed change of use would be to day care with three classrooms and support spaces (offices, restrooms, kitchen, break room, interior playground and storage). A storefront/​entry at the classrooms and a recessed main entry are proposed. A single fenestration at the south and east elevation is also proposed. Site work would include a playground, space for trash collection, landscaping and parking modifications. No sprinklers are proposed.

The proposal calls for adjusting the maximum building setback standard for an existing dwelling.
