Plans call for adaptive reuse of the five-story Oregon Casket Building, which has 25,000 gross square feet. The proposal calls for creating 34 residential units, including two live-work units on the ground floor, and one retail unit. The exterior scope of work would be limited to replacing existing windows and doors and reconstructing the storefront along Fifth Avenue. The utility vault under the sidewalk along Northwest Flanders Street and access to the vault would be preserved. The existing stormwater conveyance and disposal would be preserved.

The proposal calls for improving the exterior elevations via changes to the color palette, materials, and finishes primarily on the front (east) elevation. The building is divided into sections connected by a central tower entrance, which will become the focal point. This will help create interest for the public and unify the building facades on both the east and west elevations. There will be no changes to the existing building area, structures, parking layout, or landscaping. No stormwater changes are proposed.
