The Troutdale Reynolds Industrial Park – a 700-acre site in Troutdale owned by the Port of Portland – has won the nation’s most prestigious brownfield redevelopment award.

The was presented to the port, as well as other project partners including FedEx Ground and Alcoa, earlier this week during Brownfield 2011 – an annual conference hosted by the U.S. Environmental Protection Agency that focuses on the cleanup and reuse of contaminated properties. The Troutdale site beat out 70 initial nominees and nine other regional winners from across the country to be awarded the best brownfield redevelopment project of 2010.

The site, which was formally used by Reynolds Aluminum to smelter aluminum for nearly 60 years, was purchased by the Port in 2004. The port bought the site because it was the largest remaining industrial site within the urban growth boundary, and port officials wanted to ensure that it would be reused for industrial purposes once cleaned up.

Alcoa, which owns Reynolds, then spent the next two years cleaning up the property, which was designated a superfund site.

Once cleaned up about half of the site was set aside for recreation and wetlands. Seventy-seven of the remaining 366 acres poised for industrial use were developed last year when FedEx built a 447,000-square-foot regional distribution facility.

Planning for the remaining acreage, which will be developed in two phases, is currently under way. The port is fielding interest from potential tenants.
