The project team behind the Providence Office Park III laboratory says it was able to get the entire facility up and running on time because of building information modeling.

Work took place in and around an active campus, but construction was completed with no interruptions of operations despite a tight site without a lay-down area for materials. BIM eliminated conflicts related to mechanical, electrical and plumbing trades, and ensured that complex systems could be installed with no schedule changes. BIM was also used to coordinate meetings and to model the building’s structure and MEP systems for clash detection.

The new 66,750-square-foot, three-story regional medical lab provides vital services, including a blood bank, core lab, cytology prep and clean room. In addition, it contains a Bio-Safety Level 3 suite, one of only a handful in Oregon, which allows staff to work with hazardous materials in a safe environment.

Built to Leadership in Energy and Environmental Design silver standards, the facility has exhaust systems that reduce energy by controlling air pressure and flow while maintaining temperatures. The design let abundant daylight enter the building, and automatic window controls and sensors kept it well below code requirements for power density.
